L&Q launches major new regeneration scheme for Catford

The first phase of new homes at L&Q’s Excalibur, which will offer 143 private sale and 39 Shared Ownership homes in up-and-coming Catford, will officially launch on the 27th January 2018.

A unique multiphase regeneration project, the redevelopment of the renowned Excalibur Estate will see 186 pre-fabricated bungalows transformed into a total of 371 new homes – a significant 60% of which will be affordable. Originally constructed in 1946 to meet housing need during the post-war housing crisis, the bungalows were designed with a projected lifespan of approximately 10 years. Some 70 years later, they have fallen into disrepair. In partnership with the London Borough of Lewisham, L&Q consulted extensively with the local community, with all existing residents offered the opportunity to be rehoused within the brand new homes on site. Helping to maintain the unique history of the site, six of the prefab bungalows and the original church will be preserved.

Lucy Chitty, Sales and Customer Services Director at L&Q, comments, “This is a historic project involving the much-needed redevelopment of an existing housing estate, and the building of a new community in the heart of South East London. With starting prices for homes in the first phase considerably lower than London averages, this scheme will undoubtedly be an attractive prospect for potential first time buyers, who are increasingly priced out of nearby areas such as Lewisham and Forest Hill.”

A collection of 18 one and two bedroom apartments are available in the first release, with homes set around communal landscaped grounds. Contemporary exteriors feature clean lines and smart brickwork. With a master plan design by regeneration specialists Hunters Architects, low-rise blocks are seamlessly blended with bungalows echoing the original pre-fabs.

Inside, all properties are finished to a high specification, with each stylish apartment benefitting from a private balcony. The light filled, open plan kitchen/living/dining areas incorporate fully fitted kitchens, complete with cashmere grey units and ‘Cinnamon’ laminated worktops, plus a comprehensive range of fully integrated appliances, including dishwasher and washing machine. Bathrooms have smart feature grey porcelain tiling and bespoke mirror units.

An increasingly vibrant area, Catford town centre is currently undergoing a multi-million pound regeneration programme, which includes the redevelopment of Catford Shopping Centre to create retail and community space for all. For arts lovers, Catford boasts the active Broadway Theatre and the historic Rivoli Ballroom, London’s last remaining example of an existing 1950s ballroom.

Excalibur is within walking distance of a number of local bus routes which will get residents to nearby Catford and Catford Bridge National Rail stations in 16 and 14 minutes respectively. These stations offer fast services direct to Central London, allowing commuters to reach London Bridge in just 12 minutes. Looking ahead, The Mayor of London has approved plans for an extension of the Bakerloo Line to Catford, expected in 2028/29.

Prices for the first release at Excalibur start from £320,000 for a one bedroom apartment, and from £385,000 for a two bedroom home.

London Help to Buy will be available on all units in this phase, and a fully furnished show home is due to open later this autumn.
