Couples who are ready to settle down, or families looking for more space, should look towards New Mill Quarter in Hackbridge Gardens in the London Borough of Sutton, where David Wilson Homes is creating a new community within 30 minutes of central London. With prices starting at £584,995 for a three-bedroom property, would-be homeowners can take advantage of London Help to Buy – allowing them to secure a home with a deposit of just 5%.

Hackbridge Gardens is an up-and-coming neighbourhood on the million-square foot site of the former Felnex trading estate in Hackbridge. When finished, plans are to feature shops, a GP surgery, a supermarket, an assisted living care home and 725 new homes – of which David Wilson Homes is building the first 246 homes at New Mill Quarter.

Natalie Perry, Director of Sales & Marketing for David Wilson Homes says: “New Mill Quarter is a great opportunity for people who want to leave rented accommodation or trade up from a flat to a house, without leaving London. Hackbridge is currently benefitting from a major regeneration project and is set to become the UK’s first truly sustainable suburb, making this an ideal time to buy – before the gentrification process is complete and prices rise accordingly.”

Homes at New Mill Quarter will meet the Code for Sustainable Homes Level 4 and combine environmentally conscious design details with the latest trends in contemporary London living. Most houses feature a private balcony and, internally, natural light will be maximised with garden entrances from open-plan lounge and dining areas.

Two show homes, with interiors by Andrew Henry, provide an example of the high-quality fixtures and finishes delivered by David Wilson Homes. The first, designed to appeal to a professional couple, has an urban, contemporary finish with a monochrome palette and accents of green. The second is more family orientated, with a twin-bedded girls’ room and family snug area in a colour palette of cream, taupe, raspberry and duck egg.

For anyone wishing to reconnect with nature, there’s plenty of green space around, including Beddington Park, The Grange Gardens and the River Wandle. Plus, Hackbridge Gardens will feature green walls, bee-friendly landscaping and sustainable transport options including an on-site car share scheme, bus routes and cycleways.

Handy for commuters, New Mill Quarter is in Zone 4, just opposite Hackbridge station where direct services will take you in to London Victoria or Blackfriars ion less than 30 minutes and St Pancras International in just 40 minutes. From nearby Mitcham Junction, the tram will take you to Wimbledon in less than 15 minutes and Croydon in 20 minutes. Drivers benefit from proximity to the M23 and M25, putting Gatwick within half-an-hour and Brighton an hour away.

Great for families, New Mill Quarter is within the catchment area of several good state primary schools, including Hackbridge Primary School and Culvers House Primary School. For older children, proximity to the selective Sutton grammar schools is an advantage.

Prices start at £584,995 for a three-bedroom home and £599,995 for a four-bedroom house. For more information, or to book an appointment, visit dwh.co.uk/new-homes/surrey/H712401-New-Mill-Quarter/.
