Help to move to a new home near Parkgate

Living in the popular Parkgate and Neston area could be easier to afford than anticipated at Old Quay Meadow, where the final countdown is underway.

Demand is such that several properties not yet released for sale are already subject to ‘early’ bird reservations, giving those who’ve paid a small deposit first refusal when those homes come on to the market.

What buyers may not realise is that the four and five-bedroom homes at the popular development are potentially available with Help to Buy.

The Government-backed equity loan scheme is exclusive to new build homes, priced up to £600,000. It’s open to first time buyers and those making their next move on the housing ladder, providing they’ve sold their previous property subject to contract.

Using the scheme, a home at Old Quay Meadow could be secured with a relatively small deposit of 5%, plus a mortgage of 75% from the purchaser’s chosen lender. The remaining 20% is covered by the equity loan, which is interest free for five years.

Location has contributed the success of Old Quay Meadows as the homes are less than a mile from The Parade, famed for fish and chips and award-winning ice-cream. What might surprise people, however, is that Help to Buy is available here as some mistakenly think it’s only for first time buyers when in fact it can be used by home movers too. Taking out an equity loan for up to 20% of the price, can make a massive difference to the initial cost of a brand new home and potentially giving access to better mortgage rates.”

Current prices at Old Quay Meadow start from £419,995.

On selected plots and for a limited time only, Elan is offering to cover the cost of Stamp Duty at the first home rate only, contribute £1,000 towards legal fees and include carpets and floor tiling in the price.

Homes now on release include the five-bedroom Lincoln, priced from £549,995.

Very much designed with families in mind, the Lincoln offers 1,960 sq ft of living space. It features an open plan kitchen and family room with adjoining utility, a separate lounge and dedicated dining room, plus cloakroom to the ground floor. Both the family room and lounge benefit from the style and practicality of French doors, providing lots of natural light and direct access to the rear garden. A cloakroom completes the ground floor.
