A golden opportunity for first time buyers in Epsom

22nd August 2008 Print
A golden opportunity for first time buyers in Epsom Getting a foot on the housing ladder has, for many, become nothing more than an aspiration. Yet first-time buyers in Epsom now have a golden opportunity to purchase a home through the Government’s First Time Buyers’ Initiative, a scheme being launched at Crest Nicholson and Linden Homes’ exciting new Centre Square development, where qualifying buyers could purchase a new home from as little as £93,975.*

The First Time Buyers Initiative (FTBI), run by national regeneration agency English Partnerships, enables eligible first-time buyers, who cannot otherwise afford to buy a new home, to contribute a minimum of 50 per cent towards the full purchase price using an affordable mortgage. The remaining funding is provided by English Partnerships, but buyers must repay the assistance when they sell.

First-time buyers can also ‘staircase’ to reduce English Partnerships’ share of the future sales proceeds at any time, and after three years will start to pay a fee to English Partnerships based on the contribution it made. Furthermore, FTBI homeowners can choose to reduce the amount payable to English Partnerships at any time by making repayments at the prevailing market value.

Mark Vanson, Sales and Marketing Director at Crest Nicholson commented: “Over the last few years rising property prices have made it very challenging for first-time buyers to get on the ladder. The Government’s First Time Buyers Initiative at Centre Square provides an excellent opportunity for aspiring buyers to secure their desired home but ease some of the financial burden.”

Centre Square has been created exclusively for first time buyers as part of the impressive OpenPark consortium project between Crest Nicholson and Linden Homes; combining a mix of new homes, shops and parkland within green surroundings. Comprising a stylish collection of contemporary one and two bedroom apartments, as well as larger two bedroom houses all benefiting from allocated private parking, Centre Square has been designed with the modern lifestyle in mind.

Centre Square is located within easy reach of Epsom’s thriving and cosmopolitan town centre. With a wealth of shops, restaurants, pubs and bars, as well as sports, leisure and entertainment facilities that include the new Ebbisham Centre and The Mall Ashley Shopping Centre, Epsom boasts a thriving social scene that is a significant attraction for people of all ages living in the area.

Inside the homes are fresh and modern, with kitchens that are perfectly equipped for convenience and flexibility. The modern fitted kitchen in every house and apartment comes complete with stylish units, co-ordinated laminate worktops and brushed steel Bosch appliances, including an electric single oven and four burner gas hob. Meanwhile, the bathrooms contain white sanitaryware by Roca and chrome Hansgrohe mixer taps and fittings.

All homes at the development have been rated ‘Excellent’ by the EcoHomes independent system rating for domestic properties and, having been designed to be energy efficient, combine overall affordability with significantly cheaper running costs than other homes.

Centre Square enjoys excellent transport links with nearby Epsom rail station offering journey times of just 35 minutes into London Waterloo and 40 minutes into London Victoria. The development is also ideally situated for access to the A3 and M25, which are both within 7 miles of Centre Square.

Prices at Centre Square start from £187,950 for a one bedroom apartment, £247,950 for a two bedroom apartment and £279,950 for a two bedroom house. For further information, see Crestnicholson.com/CentreSquare.
