Buyer seizes off-plan opportunity in Surrey

Buyer seizes off-plan opportunity in Surrey Cathy Roberts wasn’t actively looking for a new home when a leaflet came through her front door for Liberty Park, an exclusive development of just 24 family homes in the leafy village of Chaldon, near Caterham-on-the-Hill in Surrey.

Although she had been pondering the idea of moving closer to Redhill where she works as a leasing manager, she had not been in a hurry to move from her two-bedroom apartment in Edenbridge, Kent – that is until she saw the luxury homes available at this new Barratt Southern Counties development!

Cathy said: “I don’t normally look at leaflets that come through my letterbox but the one on Liberty Park leapt out at me. The image of the development was stunning and I realised that Caterham would be an ideal place for me to move to. It’s a lovely, quiet area and very easy for me to get to work.”

Cathy visited the development in February and decided to buy a three-bedroom semi-detached home off-plan, which she was able to move into in June. “Buying off-plan has been great,” said Cathy, “I was able to secure the home of my choice for £325,000, which I consider to be a great investment and amazing value for such an outstanding property.”

Barratt paid my stamp duty and also gave me a £5,000 voucher to spend in its Choices Centre, which meant I was able to personalise my home before I moved in. I loved being able to choose my fixtures and fittings and upgrade the specification of my new home with additional storage cupboards and a wine cooler! I spent all the money in less than an hour, it was so much fun!” she adds.

Cathy is a keen investor in property and recognises that now is a great time to buy in the south east, as stock levels of quality new-build housing have dropped across the region. She owns a buy-to-let property in east London which helped her to finance her deposit for her new home at Liberty Park and has also decided to rent out her previous home in Kent. “I see my small property portfolio as my pension fund and a safety net for the future,” Cathy said.

Cathy continues: “I am thrilled with my new house and so glad that I bought a new-build property. There has been no DIY to do and nothing to worry about – I just moved straight in!”

“The location of Liberty Park is fantastic as well; I go out cycling on the North Downs and am currently looking to join a local tennis club and gym. There is also a Waitrose within a quarter of a mile of my home which is real bonus. On top of all of this, the commute to work is a breath of fresh air, having cut my travel time by 30 minutes everyday!”

Liberty Park offers well-planned and beautifully proportioned family homes, with spacious living accommodation in a highly commutable location. Set back from the quiet wooded residential road, the houses have been carefully positioned within the development to maximise privacy and yet create a comfortable sense of community.

Nestled by the North Downs and with access to acres of Surrey countryside, it is within easy commutable distance of London.

Prices at Liberty Park currently start from £445,495 for a three-bedroom home, £546,495 for a four-bedroom home and £750,995 for a five-bedroom home.

There are some great incentives to help prospective homebuyers make Liberty Park their new home. If purchasers have an existing home to sell, they can take advantage of Barratt’s excellent Part Exchange scheme. The housebuilder will buy their property and put the value towards a new house at the development.

Part Exchange saves hassle, worry and money: there are no estate agent fees to pay, no HIP pack to prepare, and they can even stay in their old home until the new one is ready.
