East London counts down to 2012 Olympics
As the Beijing Olympics draw to a close, all eyes turn to London as next in line to host the Olympic torch. For the next four years, it will be all systems go as London prepares to be the host city in 2012.Previous host cities have seen house prices rise five times faster than the national average in the five years running up to the Games, according to research by King Sturge. Areas near to the Olympic Park in Stratford have already risen significantly since the announcement that the Games would come to London, however they are still lower than many other parts of London.
Bow is one of the areas close to Stratford where the Games have been a catalyst for rapid regeneration. Developments such as Caspian Wharf by Berkeley Homes (South East London) Ltd are set to benefit from this interest in the area. Set on the banks of the Limehouse Cut in E3, Caspian Wharf is less than a mile from the edge of the Olympic Park.
Caspian Wharf offers 82 private studio, one, two and three-bedroom apartments overlooking the canal. As this is an Olympic hotspot as well as being within easy striking distance of both the City and Canary Wharf, the area offers strong rental potential, especially in light of the current buoyancy of the lettings market.
Most of the apartments have their own private balcony or terrace, as well as spacious communal landscaped terraces for residents' use, from which to enjoy the waterside setting and the fabulous views toward Canary Wharf. Inside, the apartments are well-appointed with the high quality specification Berkeley Homes is known for. Fully integrated appliances, high quality finishes and flexible open plan layouts make for relaxed contemporary living.
Caspian Wharf is conveniently located for public transport. Within easy walking distance, the DLR stations at Bow Church, Devons Road and Langdon Park offer direct links to the Olympic hub at Stratford (which is just two stops from Bow Church) and Canary Wharf, while tube stations at Bow Road and Bromley-by-Bow provide access to the Hammersmith & City and District lines.
Piers Clanford, Managing Director of Berkeley Homes (South East London) Ltd comments: "The 2012 Olympics is an enormous boost for East London. The area is receiving widespread improvements to its infrastructure and facilities, which will provide knock-on benefits to a much wider area and be a lasting legacy of the Olympics. In the medium to long term, East London is one of the best places to choose for investment."
Current prices at Caspian Wharf are from £205,000 for a studio, from £325,000 for a one-bedroom apartment, from £395,000 for a two-bedroom apartment and from £500,000 for a three-bedroom apartment.
Sales and marketing suite and new show apartment are located at 99 Leman Street, London, E1 8EY (within the City Quarter Sales & Marketing Suite). Opening hours are weekdays 10am to 6pm (late night until 8pm Tuesday), weekends 10am - 5pm.
