Scottish Estate Agents raise the benchmark

5th April 2007 Print
With the arrival of eclosingdate.com, the business of buying and selling property in Scotland is on the brink of transformation.

eclosingdate.com is an online-based service which hosts property closing dates, collecting offers in an independent and secure environment.

For a small fee, a prospective buyer of a property will be able to place their offer online, via their solicitor, authenticated using a unique and secure password. The offer will be time-stamped and electronically sealed until the closing date. For sellers, it is free of charge.

The new scheme is designed to benefit all parties - buyer, seller and solicitor – as well as add value to the customer service of the participating agent or conveyancing solicitor.

The service providers expect buyers to derive greater confidence from knowing that their offer will be delivered and evaluated at the closing date, and will remain sealed until then.

On the other hand, sellers will be confident that prospective buyers have submitted their best offer and that the property will realise its maximum value.

Finally both seller and solicitor will be reassured that, by engaging eclosingdate, the agent is beyond reproach.

Grant Robertson, Senior Surveyor, Allied Surveyors, has already given the service his support: “Allied Surveyors are committed to providing greater clarity and protection to both house buyers and sellers in a rapidly developing market place.”

“We believe that, with the change in legislation being introduced by the Scottish Executive relating to the Single Survey, that Eclosingdate will provide security for purchasers and sellers allowing openness and transparency through the sales process,” he continued.

Estate agents and conveyancing solicitors will first need to be registered with the service provider in order to offer the
Facility. However, even if a property is not registered on eclosingdate it is still possible to use the service provider to securely lodge an offer by filing an online request.

Leading estate agents have started registering with eclosingdate.com.
