New drainage survey launched to commercial property purchasers

6th April 2007 Print
Jarvis, Business General Manager at Severn Trent Searches Severn Trent Searches has launched a new private drainage survey aimed at commercial property purchasers exploring the private drainage networks at their new premises.

The ‘Commercial Private Drainage Survey’ provides a comprehensive report detailing private drainage assets. It includes a detailed schedule of risks and costs involved in repairs and routine maintenance on assets such as private sewers, pumping stations, interceptors and tanks.

Tailored to help solicitors and conveyancers advise their clients, the Commercial Private Drainage Survey is designed to work in conjunction with the current Commercial Drainage and Water report. The service is being offered across the Severn Trent region with costs dependent upon the size of the property or estate (for further information on pricing please visit: www.severntrentsearches.com).

“Liabilities on some properties can run into thousands of pounds but many purchasers are ill-informed regarding the responsibilities they have for maintaining the sewers at their property. They often have no idea of the risks, operational problems and maintenance liabilities this private infrastructure can represent, mistakenly believing it’s the water company’s responsibility,” says Mark Jarvis, Business General Manager at Severn Trent Searches.

“Our new service will give them clarity and reassurance quickly and cost effectively by providing a comprehensive report on the status of the site.”

Included in the Commercial Private Drainage Survey are:

A full physical inspection of the private drainage system carried out by a qualified surveyor.

A detailed schedule of remedial works and costs.

A comprehensive report describing any problems and risks associated with the private drainage system.

A menu driven DVD containing CCTV footage of every private pipe-length on site, highlighting risks and defects.

A detailed OS based plan identifying the customer’s premises and the location and extent of the private drainage system, including the point of connection to the public sewer.
