Hillreed Homes offer cash payments with HIPS

Much has been made of the new Government legislation when selling a home, encapsulated in HIPS, the Home information Pack which all sellers will be required to provide.

In essence HIPS is a collection of information including a survey and searches ( with one on environmental matters) which is provided by the seller, which in itself is unusual, but will be a requirement for everyone looking to sell their home.

There has been considerable debate over this implementation and indeed a great deal of condemnation but nevertheless it will come into effect on properties marketed after the 1st June 2007.

So what, as a seller, do you have to do?

Firstly, it will require a Government appointed trained HIPS inspector visiting your home and reporting on everything from the efficiency of your central heating boiler, to the number of low emission light bulbs in your property plus a wide range of other factors such as insulation, all of which come under the Energy Performance Certificate which is a compulsory part of the HIPS package.

There is also a cost involved to the seller depending on the type of house and age.
