Prestigious Channel Islands property to go under the hammer The States of Guernsey Government has appointed Swoffers to sell one of the most prestigious properties in the whole of the Channel Islands – Belvedere House in St Peter Port – by public auction on Thursday 12th June 2008. It is anticipated that the sale of this unique house will raise many millions for the States to be used on major island infrastructure projects such as hospitals and schools.

“The sale of the imposing and magnificent Regency-style Belvedere House has unparalleled panoramic sea views and will be one of the most significant transactions in Guernsey’s interesting property history,” remarked Matthew Henry, Managing Director of Swoffers. “We are working closely with the States of Guernsey to make sure that the multi-million pound revenue from this unusual sale provides a substantial boost for the local economy.”

Treasury and Revenue Minister, Lyndon Trott said: “We have decided to dispose of assets which we don’t need; to ensure we can provide 21st century facilities we do need.”

Swoffers say: “Belvedere House has simple symmetrical lines and Venetian
windows, both classic features of Palladian design. Built around 200 years ago, it occupies one of the finest cliff top positions in the Channel Islands with 180 degree, sweeping sea views of St Peter Port harbour, Alderney, Herm, Sark, Jersey and the French coast. The elegant, 7000 sq ft, freehold house has played a significant role in Guernsey’s history and still has various military tunnels.”

Managing Director, Matthew Henry is frank. “Guernsey has a simple, gentle tax system which is proving more and more tempting for UK buyers. The lifestyle is easy and residents pay income tax at a flat rate of 20% and the island imposes no capital gains tax, VAT, death duties or similar taxes. Travel into and out of the island is efficient and there are numerous daily flights to many UK and some European airports. London is less than an hour away and can be a manageable commute.”
