25% off Smartlandlord.co.uk Energy Performance Certificates

Smartlandlord.co.uk has launched a 25% discount offer for buy to let property landlords on Energy Performance Certificates (EPCs).

To take advantage of this offer, customers need to apply before 30 November 2008 and make an appointment for a qualified Domestic Energy Assessor to inspect their property. Appointments can be made at a time to suit the landlord and/or tenant.

From 1 October 2008, landlords have a legal obligation to provide prospective tenants with a valid Energy Performance Certificate (EPC). This will also apply if a building is converted into fewer or more units and changes are made to the heating, hot water provision, air conditioning or ventilation services.

Failure to comply will result in a £200 fine. An EPC for rented property is valid for ten years. Only accredited energy assessors are able to produce Energy Performance Certificates (EPC), using Government approved software programmes.

EPCs come with recommendations on how to make the property more energy efficient, which can be particularly useful in the current economic climate.
