A helping hand from George Wimpey

Following the introduction of Home Reports, George Wimpey East Scotland has moved quickly to assist home-buyers still keen to be on the move by offering to pay the ‘Home Report' costs on their existing property if they buy a new George Wimpey home through the Easymover, or part-exchange schemes that are currently available on developments throughout the region during December 2008.

A Home Report is now legally required before any second-hand home in Scotland can go on the market. The scheme is being introduced by the Scottish Government in a bid to create a more transparent and fairer housing market.

Each Home Report will include a Property Questionnaire which will show details of the home for sale and provide information that will be helpful for prospective buyers. This needs to be completed by the seller of a property or their solicitor. Secondly, sellers will require a single survey that will provide details of the condition of the home, including its' accessibility for people with ‘additional needs', plus a valuation. Thirdly, a Home Report will include an Energy Report which will include the details of a surveyor's assessment of the energy efficiency and environmental impact of the home for sale. This element of the report will also make recommendations of efficiencies that either a seller or any new owner could implement.

Commenting on the new Home Report, Karen Armstrong, sales and marketing director for George Wimpey East Scotland adds: "A Home Report will allow buyers to be much more informed about the second-hand property they're hoping to purchase, whilst also making the valuation of properties much more transparent. Buying a new home is the single biggest purchase that many of us make in our life-time, so it makes sense that we should have as much information as possible available from both a buyers and sellers perspective.
