Tops tips for part exchange

Tops tips for part exchange Part exchange continues to prove a popular solution for many homehunters struggling to sell an existing home and for local housebuilder, David Wilson East Midlands, this deal is without doubt at the top of househunters’ wish-list.

Aptly described as the easy way to climb the property ladder, part exchange allows homehunters to purchase a brand new David Wilson home even if theirs is unsold. David Wilson will buy your old home, leaving you free to move into one of theirs.

Cathy Johnson, Part Exchange Manager at David Wilson, believes there are countless advantages to this scheme, she comments “Part exchange is a fantastic offer and one of our most popular deals that increasing numbers of existing homeowners are taking advantage of.

“Aside from being a relatively stress-free move up the property ladder, there are many other advantages including a guaranteed buyer, no estate agent’s fees to pay, it completely removes the chain plus you don’t have to worry about a Home Information Park as we’ll take care of it for you.”

For anyone considering taking advantage of this deal, Cathy is offering her top five tips to a successful part exchange:

1. Speak to an Independent Financial Advisor.

As with any purchase, before making any plans it is advisable you speak to our Independent Financial Advisor to make sure you get the best mortgage deal around and that the plot you are looking at is affordable.

2. Be realistic in terms of valuations

It’s no secret that house prices have lowered recently, so with that in mind, be realistic in terms of your valuation. It could be lower than what you expected, but remember, if you were to sell on the open market, there is no guarantee you would get the price you want.

3. Keep on top of DIY

Make sure that all DIY jobs have been finished so that your old home is ready for marketing straight away. This will also help to get the best possible valuation from estate agents.

4. Be accommodating for viewings

The more accommodating you can be for viewings, the better and it may mean we sell your home quicker which means less inconvenience for you. And remember- if we sell your home prior to you completing the plot, you may be eligible for a bonus.

5. Sit back and relax

Once you’ve part exchanged you can leave all the hard work to us. So sit back and relax and enjoy moving into your brand new David Wilson home.
