Woodville, where the living (and riding) is easy

20th July 2007 Print
Woodville, where the living (and riding) is easy “Hats off to George Wimpey North Midlands” says new Woodville resident Annie Simpson, “they really pulled out all the stops to make our dream move happen!”

Annie (plus husband Richard and 15-month old son, Joseph) have purchased a four bedroom detached, double fronted Yare housetype at The Coppice in Woodville Woodlands, near Swadlincote, because it suits the family’s needs and gives her access to glorious riding country right on the doorstep.

Annie, who owns two horses, explains: “There are three-four good stables all within half a mile, there’s the extensive National Forest to explore, plus I enter a lot of local shows, so it really is a rider’s paradise. But apart from having four good bedrooms, the Yare also has a ground floor drawing room/study which is ideal for us as we run our own business from home and it helps us to balance the work/live dynamic.”

The Simpsons moved from Nuneaton in North Warwickshire to take advantage of the brand new community that’s emerging at Woodville Woodlands, which is a prestigious mixed-use development on the site of the former Woodville Pipeworks and Mount Pleasant Works – that also includes new employment sites, plus a local centre and community facilities all within a picturesque woodland setting.

Annie says: “We were literally just driving around looking at different areas and had originally planned to look no further than the end of the M42. But we’d heard great things about it, saw signs for The Coppice, went and had a look and fell in love with the place – it just felt right and ticked all the boxes for us. The local schools are great and the overall recreational facilities are second to none, while it offers great and easy access to the M42, M1 and down to Coventry and the M6. Quite simply, it’s just a lovely area to raise a family and enjoy a superior quality of life.”

The Simpsons also took advantage of George Wimpey’s EasyMover scheme whereby you can reserve the new home at a fixed price for 12 weeks, while they take away the hassle and cost of selling the existing property. Annie adds: “It really suited us because having someone else take care of the estate agents, removals and solicitors – as well as paying their fees – and making all the stress and strain go away meant we could just get on with our lies as normal.”

The Yare has a cloakroom and a separate kitchen/breakfast and a dining room area on the ground floor, plus an inviting lounge (with French doors to the garden) is also at the rear of the property for extra privacy. The family bathroom and master bedroom (with ensuite) measures a generous 15ft 8” by 10ft 9” and Plot 312 especially (an end plot) has a long, private driveway and massive back garden – all for just £212,000.

Other availability at The Coppice includes the four bedroom Marden housetype from only £212,000 and the larger Swale from just £220,000.Three bedroom homes like the Dart (from just £173,995) meanwhile, are available with a timely 5% deposit paid incentive, which means a whopping £8,700 off – and this could make all the difference between staying put and finding your dream home. And if you really do need to get a move on there’s Part Exchange available too!

Life here revolves around a delightful village green and local initiatives like the new primary school and health centre. Woodville Woodlands will also be well-served by new bus services and cycleway routes, while a new Link Road to the south will serve the development along with traffic-free pedestrian networks.

The 48 hectare site is being sympathetically landscaped, mature tress are being retained, while there is also easy access to new leisure areas to the south that make up the new Leicestershire Forest Park, which in turn is part of the National Forest. Quite simply, this winning combination of new facilities on the doorstep, local employment opportunities and stunning recreational amenities is rare to find in today’s housing market!

The Sales Centre and four stunning showhomes at The Coppice (now on Phase 3) are open seven days a week from 11am – 5pm. For more details visit Georgewimpey.co.uk.
