A Debut interior at Hilton, near Derby With the average house price in Hilton currently at £170,000 many first time buyers are being priced out of the property race – except at Redrow’s Debut @ Hilton development, near Derby.

The affordable venture has helped many buyers get a foot on the property ladder, with current prices from as little as £82,500* - and they’ve been buying in their droves.

Unsurprisingly, Redrow has fewer than 10 properties left for sale at the popular development and is urging budding buyers to get their skates on or risk losing the chance to own their very own home.

Debut by Redrow is helping to make home ownership accessible, affordable and easy to manage for first time buyers.

Pauline Turnbull, sales director for Redrow Homes (Midlands) says: “These homes have provided a lifeline to people who feared they would never be able to get a foot on the property ladder.

“One of the innovations of Redrow’s Debut range is that the buyer pays just one monthly service charge, which includes the gas, water and electricity bills, as well as buildings insurance, external maintenance – and even the cost of window cleaning –making it so much easier to budget when setting up home for the first time.

“They can also defer 10% of the initial purchase price for up to 10 years as an interest-free fixed sum, which they can pay back in monthly instalments, occasional lump sums or in full at any time during the 10 years.”

Among those still available at Debut @ Hilton is the one-bedroom, two storey ‘Debut Three’ design, which comes with the bedroom and shower room on ground level, with a bright and airy, open plan kitchen and living area on the first floor. Prices start at £82,500*.

Also available are two-bedroom, two storey homes with bedrooms and bathroom at entry level and high ceilinged, open plan living space, dining area and kitchen above. The ‘Debut Four’ is priced from £93,995**, while the Debut Five, priced at just £109,995*** has a similar layout, but also has an extra room, called ‘Think’, ideal for a study area.

Thanks to the way in which the Debut homes are constructed, using a lightweight structural steel frame and other modern methods of construction to speed up the build programme without compromising on quality, the homes can be offered at a more affordable price.

Instead of private gardens, there’s carefully planned communal outdoor space tended by Redrow’s own management company, which contributes to a sense of place as well as helping to keep prices low. And a legal framework is in place to prevent buy-to-let investors from snapping up the Debut homes.

Debut @ Hilton is positioned close to the A50 and A38, with links to the Midlands’ motorway network, and overlooks open fields to give the development a semi-rural feel. In contrast, the nearby cities of Derby and Stoke offer major shopping and cultural opportunities.

Hilton itself has plenty of local amenities and it’s close to the Derbyshire Dales with their stunning scenery, refreshing walks, historic properties and outdoor sports.
