New homes sell quickly at Darlington development An award-winning housing development, which has played a key role in the regeneration of the former Firthmoor Estate in Darlington, is selling quickly in its final sales release.

With 213 out of a total 236 properties now sold and a thriving community now established at Barratt’s Moorfield development sales adviser Julie Hodds and site manager Kirk Sleeman are now concentrating on completing The Gardens, the last phase consisting of 3 and 4 bedroom detached homes.

Since its creation Moorfield now boasts a great community atmosphere with many residents settled in and others love the location so much that they are moving up within the development.

“There is always a steady flow of new residents arriving, so Moorfield is quickly becoming a happy, growing, established neighbourhood,” said Julie.

“This final phase of properties has been built with progress in mind, because of their size they will prove not only popular with new residents but also with those people already living on the site who want to move up the housing ladder.”

Among the properties available at The Gardens in Moorfield are 3 bedroom Ennerdale and Derwent designs plus 4 bedroom detached Ripon and Gloucester styles at prices ranging from £169,495 to £207,495.

The 3 bedroom detached Derwent offers an entrance hallway, with a lounge leading through to a separate dining area to seat six; there is a fitted kitchen, utility room and downstairs wc. Upstairs the main bedroom has a dressing area and en suite shower room, while a further double bedroom and a single bedroom are served by the family bathroom. This house also has an integral garage.

The 3 bedroom detached Ennerdale house has a very different layout. Here the main hallway gives access to all the downstairs rooms including a lounge which runs the entire depth of the house with French doors into the garden. There is a separate dining room to seat six and a fitted breakfasting kitchen to seat four. There is also a downstairs wc. On the first floor the main bedroom has an en suite shower room, with the family bathroom serving another double bedroom and a single bedroom.

The 4 bedroom detached Gloucester has an open-plan living room with staircase; it leads through to the dining area, which seats six and offers additional access to the back garden via French doors. The fitted kitchen has a utility room which in turn leads to a downstairs wc. The main bedroom has an en suite shower room and there are two single bedrooms and another double bedroom served by the family bathroom. There is also an integral garage.

The 4 bedroom detached Ripon is the largest of the current properties available. Its lounge leads into a dining room which seats eight and has French doors into the back garden. The fitted breakfast kitchen seats four and leads through to the utility room. There is also a wc and an integral garage on the ground floor. There are three double bedrooms upstairs, one with an en suite shower room, a single bedroom and the family bathroom complete the picture.

All these properties also come complete with a well-designed fitted kitchen with oven, hob and extractor hood, quality bathroom suites, double glazing, central heating, high standards of insulation and 10 year NHBC warranty.

Moorfield is well located, with easy access to the A1 and the A66, Durham Tees Valley Airport and the leisure facilities of the Tees Valley. Darlington itself is on the main East Coast London to Edinburgh railway line, with quick and easy connections to York, Durham and Newcastle.

The Moorfield sales office and show arena on Edgemoor Road are open Tuesdays to Sundays from 11am to 6pm, Mondays from 12 noon to 6pm.
