How much house for your money?

How much house for your money? Reports earlier in the year indicated that a house buyer in the North East looking for a detached property would have to part with on average a sum of £226,968* with prices naturally rising as purchasers gravitate to key city and regional conurbations such as Tyne and Wear.

Gladedale knows only too well that location and price will always be pulling factors when making that all important home buying decision and know from current buyer responses that they can offer more for less at two of their principal developments in Stanley - Tyne Vale and Derwent View.

At Derwent View prices currently start from £199,995 for the Conway home type – the largest of the four bedroom detached properties currently available for sale. With 1448 sqft of floor space, designed with family comfort and practical needs in mind the property square foot for square foot offers a saving of almost £30,000 and typically more space.

Said Richard Jones, Sales Director for Gladedale; “A Gladedale property in Stanley ticks all the boxes, in terms of the location, value and space criteria. Of all of the key cities and major towns that are close by; Durham is only a short commute at a distance of approximately 13 miles and yet typically a four bedroom family home there would easily roll over the £300k mark. Similarly, in the county of Durham buyers can expect to pay in the region of £280k. This is a substantial saving. A princely sum of nearing £30k could be spent on the home or the family - some buyers know that this makes perfect home buying sense.”

One new home owner more recently made the move to Stanley, choosing the four bedroom Conway property for her and the family at the Tyne Vale development. Opting for the part exchange initiative enabled Janice Stewart and her family to make the move from Chester-le-Street in less than eight weeks.

Commenting on the move Janice said: “The decision to make the move was fairly straightforward. We had outgrown our previous property and felt that we really needed more space for the family. I chose Stanley and the Tyne Vale development as I knew the children could remain in the same school at Chester-le-Street; the commute is short and key cities are on our doorstep.

“The biggest pull however was the value for money aspect and the ease of the part exchange scheme which was simple, stress-free and cost efficient – afterall we saved a substantial sum on estate agents fees and their associated marketing costs.”

She added; “By opting for a new Gladedale property not only did we save money compared to other similar properties in the area, but we secured a brand new property that we can call our home and spent some of our saved money on new furnishings and a great holiday.”

Prices currently start from £119,995 at Tyne Vale, where buyers can choose from a range of family homes with something to suit all tastes and budgets. This is a development that attracts a whole variety of lifestyles from single downsizers and couples to growing families and those who simply prefer a larger home. The four bedroom detached property is available at a price of £184,995.

Stanley is situated in the heart of the beautiful region of Derwentside with its historic villages and picturesque countryside. Just 12 miles from Newcastle airport, Stanley is within easy reach of Durham, Gateshead and Consett, making it an ideal choice for commuters.
