After a hard day at work, many new homebuyers will not want to return to a house that requires an evening of DIY. Buying a new build property can save a lot of the hard work associated with second hand homes, as properties usually come complete with modern fixtures and fittings and, because they have never been used, last longer without having to make repairs. One buyer found his perfect low maintenance home at Crest Nicholson’s Larks Reach development at Kings Warren, in Red Lodge, Suffolk.

Terry Hamilton (33) was previously living with his parents in Norfolk and saving to get a foot on the property ladder. When a work colleague suggested he view the homes at Larks Reach, he was pleasantly surprised by the quality of the homes, as well as the affordable prices, meaning he could take his first step into the property market. Plus, buying a new build property was perfect for Terry as he wanted a hassle free home, which he could move into and enjoy straight away.

Terry comments, “While I was living with my parents in Norfolk I was looking for properties in the Newmarket area as I work nearby and a lot of my friends live in the town. When a colleague suggested that I take a look at Larks Reach I was intrigued as a few of the people that I work with have also recently bought at the development. The location is a real plus side for me as not only is it easy for me to get to work, it has great travel access for me to get to see my friends and my family in Norfolk.

Terry continues, “I really liked the property on offer as it was very low maintenance, especially as there was no garden to look after and a garage for my car. Also, the development has a great sense of community and the Crest Nicholson staff were really helpful and informative in the buying process, especially as it was my first house, they were very patient with me."

Larks Reach is a stylish collection of three and four bedroom houses and two bedroom apartments. Kings Warren has been carefully master-planned to create a fully integrated community that is perfectly situated to enjoy the best of both town and country living, with a range of first class local facilities. Along with 1,250 new homes, when complete the development will also feature a well-equipped sports complex that will include three standard football pitches, as well as a cricket pitch complete with pavilion and changing rooms.

Annette Cole, Sales and Marketing Director at Crest Nicholson Eastern comments: “Buying a new build property saves the hassle of re-decorating and the maintenance that usually comes with buying a second hand home. The properties at Larks Reach also come with a fully fitted kitchen featuring top of the range appliances; whilst bathrooms, en suites and cloakrooms incorporate smart designer fixtures and fittings, all designed to make the move as stress free and easy as possible for buyers like Terry who are moving into their first home.”

As well as offering a peaceful rural setting, an excellent road and rail infrastructure close by means that Kings Warren residents are well connected. Newmarket is less than 15 minutes’ drive along the A11. Kennet Station is located just three miles away and provides frequent and direct rail links to Cambridge in just 30 minutes. Alternatively, Cambridge city centre is just 18 miles by road and there is also easy access to the A11 and nearby A14.

Prices at Larks Reach start at £120,000 for a two bedroom apartment and £185,000 for a three bedroom house. For more information on Larks Reach visit crestnicholson.com/kingswarren.
