Christmas came early for Tracey Kingston and Peter Williams this year as they finally moved into their very own home with a little help from Orbit First Step.
“Peter and I were living in a property rented to us from Orbit Heart of England, but it was a one-bedroom flat and we soon outgrew it,” said Tracey. “We wanted to buy a place of our own but we simply couldn’t afford anything, particularly because of the high level of deposit needed to raise a mortgage and we were on the verge of giving up our dream of becoming homeowners. Then we discovered a small development of new homes just round the corner from us at Caldecott Manor, off Boughton Road. The homes were available through Orbit First Step and when we spoke to the Sales and Marketing Officer for the development, Aidan Weir, we discovered that we were eligible to purchase one. It was like a dream come true.”
Tracey and Peter purchased their two-bedroom house under the New Build HomeBuy scheme which enables purchasers to buy a share in a property, and rent the remaining share at a subsidised rent. This makes the cost of owning your home much more affordable and it gives buyers the option of buying further shares in the future, if they wish, until they own the property outright, just as they would if they bought using a conventional mortgage.
Tracey continued: “We were delighted when our application was approved and it only took six weeks for the sale to be completed. The transaction went extremely smoothly and we were soon moving in. It’s a lovely, quiet location, the house has the extra space and the garden that we really wanted, and it’s only a short drive to Unipart Logistics in Nuneaton where we both work. It even has solar panels which help to heat the water we use in the house and which will help us protect the environment while keeping our fuel bills down. We couldn’t be happier."
One 3-bedroom house is still available at Caldecott Manor with a price of just £32,500 for a minimum 25 per cent share (subject to your circumstances). The property features rear garden with shed, a bathroom with shower over bath and a fitted kitchen with oven, hob and canopy. Gas central heating and solar panels to assist with hot water heating are also included, along with a downstairs cloakroom and allocated parking space.
