Crest Nicholson builds on success at Park Central

Crest Nicholson has announced that 2009 has been a very successful year at its Park Central development, and despite the challenges of the regional property marketplace, the last 12 months have been marked by an increase in sales to owner occupiers and strong interest from buyers wanting to live at the award winning scheme in Birmingham city centre.
Located in Birmingham’s Westside, just minutes from The Mailbox, Park Central is bordered by the major arterial routes of Bath Row and Lee Bank Middleway. The 61-acre development, which is creating a new community in the heart of the city centre, has made an impact on Birmingham’s new homes scene, with its innovative mix of apartments and freehold townhouses situated around eight acres of public landscaped parkland.
Jo Parker, sales manager at Park Central, explained why 2009 has been a landmark year at the development. Jo said: “There’s no denying that 2009 has been a testing year for homebuyers and developers alike; however Crest has maintained its commitment to Birmingham city centre and to helping buyers get on or move up the property ladder. We have introduced a raft of market-leading initiatives in order to help us achieve our aims, such as the Government-backed HomeBuy Direct, and we have retained a focus on creative marketing campaigns to reach our target audience and to make sure prospective buyers are aware of the assistance measures we have in place at Park Central.
“As a result of this approach, together with a competitive pricing strategy and our continued investment in maintaining a full time sales presence at Park Central, we have achieved a steady level of sales over the last 12 months, and this is quite an achievement in the current climate. Crucially, we have seen an increase in the number of owner occupier purchasers at Park Central, which is an extremely positive sign that we are well on the way to creating a long term sustainable community here.”
Eligible purchasers with a household income of less than £60,000 can take advantage of the government-backed HomeBuy Direct at Park Central. The initiative reduces the mortgage amount needed by buyers to secure their first home, with the government covering up to 30 per cent of the property price with a loan. This then leaves the buyer with a more affordable mortgage for the remaining 70 per cent.
A selection of contemporary one bedroom apartments is currently available at Park Central priced from just £95,000; however with HomeBuy eligible purchasers can secure a one bedroom apartment from a highly competitive £66,500 or a two bedroom apartment for £94,500.
Jo added: “Park Central is an established new residential address in the city centre and, testament to its strong appeal, private landlords and residential lettings agents have reported high levels of demand for the rental properties at the development. Having all the rented properties inhabited helps to create the sense of community that is so vital to the success of developments such as Park Central; and it is this feeling of optimism and success that we are looking forward to building on at Park Central throughout 2010.”
Park Central is the result of an innovative partnership between Crest Nicholson and joint landowners Birmingham City Council and Optima Community Association. The marketing suite is open daily from 10am to 5pm and is located at Park Central, 2 Mason Way, Birmingham B15 2EY.
