Buyer finds dream home at a realistic price

A government-backed help scheme has helped college assessor Olga Korn onto the first rung of the property ladder in Ruddington.
Olga, 30, said: “When my long term relationship ended, I wanted to buy a home of my own but wanted somewhere that was easy to manage and wouldn’t need a lot of work doing to it.”
Knowing that she wanted a new build home, she went along to Crest Nicholson’s Camelot Gardens venture, where she found her dream home.
“Sally Hall-Carter, the sales consultant, showed me the houses that were available and explained that with HomeBuy Direct I would only have to pay 75% up front and that the rest would be covered by an equity loan from the Government and Crest,” Olga explained.
HomeBuy Direct offers buyers an interest-free equity loan for up to 30% of the purchase price of their new home. The scheme, which offers a lifeline to first time buyers and growing families in need of extra space, is available on selected Crest Nicholson properties at Camelot Gardens.
Partly funded by the Homes and Communities Agency and Crest Nicholson, the equity loan is interest free for the first five years.
Olga found applying for HomeBuy Direct simple and straight forward, and once she had confirmation that she was eligible for a loan towards her dream home she was able to purchase the property at an affordable price.
“I didn’t want and couldn’t have afforded a big house - my two-bedroom coach house apartment is exactly what I was looking for. It’s perfect, almost like a detached house and I’ve got no adjoining neighbours.”
A selection of two and three-bedroom homes are also available at Camelot Gardens. Two-bedroom homes are priced from £149,950, while a three-bedroom home could be yours from £184,950.
Amanda Benjamin, area sales manager for Crest Nicholson, commented: “HomeBuy Direct represents the best opportunity for many buyers to step onto the property ladder.
“If your household income is less than £60,000, you’re a key worker or you can demonstrate that your family needs to move to a larger property but you’re being held back by financial constraints you’re likely to qualify for HomeBuy Direct.”
Buyers who invest in a property through HomeBuy Direct will own their new home immediately but will only have to pay between 70% and 85% of the purchase price initially. After 12 months they can start purchasing the remaining share in instalments.
Set in a traditional rural community with schools and shops nearby, Camelot Gardens is an idyllic location to settle down and raise a family. And for those who enjoy the hustle and bustle of city life the centre of Nottingham is just five miles away.
