Sandwell homebuyers are moving to take advantage of a timely Taylor Wimpey West Midlands scheme that enables them to own a new home outright for just 85% of the price.

At Victoria Gardens in Smethwick plus Beresford Grove in Oldbury the ‘easystart’ scheme is proving to be a simple and effective way of getting people onto the property ladder - and also moving up it again. Homebuyers reserve a new home; contribute a 5% deposit on exchange and 80% of the purchase via a pre-arranged mortgage. Taylor Wimpey then step in by providing a rent and interest-free loan on the remaining 15% for up to ten years. From day one, the purchaser owns 100% of their new home for 85% of the price.

Jan Titley, sales and marketing director for Taylor Wimpey West Midlands, explains: “The purchaser owns all of their new property straight away and is free to make payments during the 10 years period to suit their individual circumstances – this could mean up to three smaller payments, repaying the total amount early or waiting until the end of the period. It’s proving very popular and our buyers are saying it’s the lifeline they need to make their new home dream a reality.”

Beresford Grove is an exciting new cul-de-sac development comprising 48 properties off Seymour Road and two bedroom designer apartments with parking start at just £87,125 (normally £102,500) with easystart. And larger versions with an extra en-suite bathroom are still only £93,500 – that’s reduced from £110,000.

Mrs Titley says: “What we’re proposing here are contemporary properties that will really add to the appeal and image of their surroundings. The emphasis is on flexible, modern living and market research and feedback from local estate agents reveals a demand and need for such properties in Oldbury – particularly from first time buyers working locally, young professionals, growing families and those looking to upgrade.

Victoria Gardens, meanwhile, is a prestigious development of 68 premier homes on the former North site of the famous Cape Hill Brewery. Here, luxury two bedroom, two bathroom apartments start from just £79,896 (normally £93,995) via easystart. This well planned development fully embraces the Government’s urban design vision of ‘continuity’ (a place where public and private space are clearly distinguishable), ‘legibility’ (a place that has a clear image and is easy to understand), ‘commutability’ (somewhere that’s easy to get to and move through), ‘adaptability’ (a place that can easily change) and ‘diversity’ (somewhere with variety and choice).

Mrs Titley adds: “Why struggle with high rents when you can afford to purchase your own home at a substantially reduced rate. Many of our buyers are surprised to find that with easystart they can actually become a homeowner – and we can put them in touch with an independent financial advisor and a team of recommended solicitors to further smooth the way.”

Other availability at Victoria Gardens includes traditional three bedroom mews homes with garage from only £147,995 and four bedroom townhouses with garage from just £163,995. The sales centre and showhome are open seven days a week from 10am – 5pm.

Further availability at Beresford Grove is made up of spacious four bedroom, three storey family homes from just £158,995. The Sales Office is also open Thursday – Monday from 10am – 5pm.

Taylor Wimpey West Midlands also has a number of schemes to help second time buyers get a move on and secure more space. ‘Moving Solutions’ means you can quickly move in to a brand new home at Victoria Gardens or Beresford Grove without stressing out, while Taylor Wimpey take care of the sale of your existing home and all the associated moving costs. It literally enables you to trade in your old home for a brand new one and takes all the uncertainty out of the buying process.
