Final affordable homes at Woodland Park, Darwen

Proof of the upturn continues at Miller Homes’ Woodland Park in Darwen. In March we reported on the rush-to-buy, with 27 plots being sold in five months. The build schedule moved up, now the house-builder has announced the last homes of the first phase at this popular development along with the final HomeBuy Direct plots. Competition is likely to be strong so home-buyers are being urged to move fast to have the best choice.
With a choice of homes from 1 and 2- bed apartments to 3 bedroom houses, Woodland Park makes an ideal new residential community. With just ten new homes remaining on the HomeBuy Direct scheme, the last homes released on phase one, interest rates at a record low and mortgages more readily available, there may never be a better time to buy.
Currently a very low cost of ownership is offered by Miller Homes through the Government backed HomeBuy Direct (HBD) scheme. This allows people that qualify, to own a new home by paying a minimum of a 5% deposit with a 70% mortgage on the balance. The remaining 30% is offered in the form of an equity loan, co-funded by Miller Homes and the Government and this is interest free for the first five years.
Created to help first time buyers, key workers, people re-entering the property market after a relationship break-down and to help families out of the rental trap. HomeBuy Direct funding finishes in September and all sales will need to be completed before then. With the need to qualify to get on the scheme there is no time to lose.
At Woodland Park, this means for people that qualify, a £59,950 one-bedroom apartment could be owned now on the HomeBuy Direct scheme for just £41,965. Similarly, a £64,950 two-bedroom apartment could be 100% owned from just 70% of the price, that is £45,465 now. Even 3-bedroom Wolsey family home with en-suite and parking, valued at a £124,950 could require a mortgage of just £87,465 now for people that qualify for the HomeBuy Direct scheme.
“The last HomeBuy Direct plots offer an amazingly affordable way on to the property ladder” says Sales Manager Kay Halls “Because the HomeBuy Direct can work as a large deposit, the best mortgage deals become available and these are highly competitive at the moment. This is historic affordability – but buyers will need to act fast. Not only do we expect these homes, the last at phase one prices, to sell out fast, but also HomeBuy Direct homes have to complete by September. ”
