Seddon Homes bucks property market trend in Cheshire
Leading north west developer Seddon Homes has bucked the market trend with what is believed to be the fastest selling development in the region.
Nearly half the 41 homes The Hop Yard, in Sandbach, sold within a 12 week period.
The mini housing boom has astonished company directors. They anticipated keen interest in the new properties, but the number of early sales has way exceeded even their own expectations.
Interest from potential buyers began as soon as launch of The Hop Yard was announced. Three properties were sold off-plan, even before the development was accessible to viewers.
Then sales rocketed following the opening in August of the show home. Barely a month after its unveiling, purchases broke through the 50 per cent mark.
With 23 houses now sold and further sales partially completed, Seddon Homes sales and marketing director Denis Maddock said: “We haven’t heard of any other developments selling so many houses in such a short space of time. This could well be the fastest selling traditional residential development in the north west in 2010. It is remarkable given the economic climate.”
Offering a mix of two, three and four bedroom homes, the development caters for a wide-ranging target market from first-time buyers to families with children, and more mature couples.
As with many new developments, 90 per cent of the buyers so far originate from within a five mile radius.
Denis said: “It might be clichéd to say this, but the fantastic response is proof positive that the old adage ‘location, location, location’ still counts, no matter what the market conditions.
“From the moment the land became available we were quick to spot the potential of this site. It is in an excellent location, with a walking distance of just two minutes from Sandbach town centre.
“We knew that these would be the first new homes to be built so close to the town centre in many years, which meant they were bound to be in big demand. What’s more, as with all Seddon homes, we set out to offer properties of an extremely high finish quality and specification at an affordable price.”
Built off Chapel Street, on the site of a former barrel maker’s factory, the architectural style of the Hop Yard complements existing nearby properties.
Denis added: “It is close to schools, shops and all local amenities, while also being attractively laid out. The homes boast a quality finish and high standard interior fittings. Even the two bedroom properties include an en-suite, while kitchens feature a range of first class appliances including a washer-drier.
“If reservations continue at the current pace, all 41 properties could be sold before Christmas.”
Prices start from £139,950. The show home is open from Thursday to Monday from 10am to 5pm.
