First time buyers get on the ladder with Crest in Telford
First time buyers are easing themselves onto the property ladder in Telford with the help of Crest Nicholson’s EasyBuy scheme.
The incentive enables purchasers to defer paying up to 15% of the price of selected properties at Lightmoor Green and has played a part in the development’s success.
Amanda Benjamin, sales manager for Crest Nicholson, commented: “Traditionally we sell fewer homes in December, but at Lightmoor Green we actually maintained a steady sales rate of four a month thanks in part to our EasyBuy incentive. It’s been particularly popular with those stepping onto the first rung of the property ladder as it reduces the amount of deposit they would need from an average of more than 20% of the price* to just 5%.”
EasyBuy has also helped other groups of buyers stretch their budgets and perhaps buy a bigger property than they would otherwise be able to afford.
The sales success seen at Lightmoor Green means that there is now just one four-bedroom home available plus a selection of smaller properties with two and three-bedrooms.
The four-bedroom Kensington is available for £186,950 or £158,908 with EasyBuy.
Set out over three floors, it features a combined kitchen-diner plus separate lounge on the ground floor. Three bedrooms, including the en-suite master bedroom, plus the family bathroom are on the first floor; while up on the top floor is the fourth bedroom and study.
“The study is a really good size and because it’s tucked away on the top floor there’s less chance that people working up there will be distracted by other family members going about their daily routines,” Amanda said. “And those with teenagers who perhaps don’t need all four bedrooms could use the extra bedroom as a second lounge or games room.”
Priced at £109,950, two-bedroom coach house style apartments are available for an initial outlay of £93,458 with EasyBuy; while a three-bedroom home, on the market at £159,950 could be purchased for just £135,959 with EasyBuy.
Unlike shared ownership schemes, with EasyBuy, customers own 100 per cent of their home from day one. They pay no rent or interest on the outstanding 15 per cent for the first five years and only a nominal amount of interest thereafter. The loan is paid back as 15 per cent of the property's open market value at any time up to resale or after 10 years, whichever is sooner.
Telford provides excellent transport links throughout the country via the M54 and rail services to Birmingham and the other West Midlands cities.
The development, in Wellington Lane, off Woodlands Lane, offers a complementary blend of the countryside with all the benefits of a busy town close by, with shopping, a cinema, golf course and ice rink.
