Pier Road

Everyone wants their own garden or balcony; it’s a British trait. But all too often, urban homes are designed with limited outside space and those that have one command a premium.

Not at Pier Road, Genesishomes’ development in the historic surroundings of the Royal Docks, North Woolwich. Here, each of the 25 apartments has its own spacious balcony. And thanks to Genesishomes’ shared-ownership scheme, purchasers can enjoy premium living without the premium price.

Buyers can purchase between 25% and 75% and can increase their share at any time, all the way to 100% and outright ownership. Pier Road is available to anyone who does not already own a property and is unable to buy a home on the open market. Their total household income must be less than £60,000 per annum and ideally have savings of around £3,500 to cover moving and legal costs.

With prices starting at just £53,890 for a 25% share, based on a full market value of £215,560, Pier Road makes exclusivity inclusive. The individual balconies are just one of the design features that make Pier Road stand out. The secure, gated community also boasts landscaped communal outdoor areas. And unlike the tight proportions and open-plan layout of many modern flats, each apartment is generously sized and thoughtfully planned for flexible living. They can easily accommodate today’s large and luxurious furnishings – an oversized sofa, a widescreen TV and a king-size bed – while the spacious decked balconies are big enough for dining al fresco.

Some apartments also maximise flexibility by including a separate kitchen, freeing up the living area for work or relaxation away from the clatter of pans and the smell of cooking. Some even have a small separate laundry room.

Kitchens are equipped with dark walnut-coloured units and an Indesit electric oven, gas hob and integrated extractor hood. All apartments have key fob entry system, bicycle storage space and a wood-decked balcony.

Whichever way you look at Pier Road, you come face to face with history. The balconies in the apartments overlook the handsome old railway station, built in the Italianate style in 1847. Across the road are the Royal Victoria Gardens; further away the pier heads along the Thames and the great George V Dock are reminiscent of London’s maritime and industrial heritage.

Situated opposite the picturesque Royal Victoria Gardens, The Sidings is close to Canary Wharf’s 200-plus shops, bars and restaurants. Nearby Docklands and the O2 arena provide a variety of entertainment and leisure attractions, while the serenity of some of London’s most idyllic parks – including Royal Greenwich Park – offer an escape from the buzz of London Docklands.

Pier Road is less than a five-minute walk from King George V DLR station which offers services to London City Airport, Canary Wharf, Stratford and Bank in less than 30 minutes.

The southern bank of the River Thames can be reached by the Woolwich foot tunnel, via the Woolwich car ferry or by a three-minute DLR journey. From Woolwich, national rail services allow you to get to Greenwich and London Bridge in 25 minutes. Crossrail is due to arrive in 2017, providing fast access to central London and Heathrow.

Prices start from as little as £53,890 for a 25% share in a two bedroom apartment, based on a full market value of £215,560. For more information visit: genesishomes.org.uk
