More space pushes The Lodge to the top of the wish list

Genesishomes highlights; room space is one of the most desired features of a new property according to recent research by Santander Mortgages, which puts its new development The Lodge, Lordship Lane, N17 high on housebuyers’ list.

The seven apartments at The Lodge all boast generous interiors, with the three one-bedroom properties measuring from 435 to 458 square feet and the four two-bed homes extending from 613 to 656 square feet. And it’s just as roomy outside. If each apartment’s private covered terrace (two of them even have separate outside areas) is not enough, the wide expanse of Lordship Recreation Ground – including woodland, a lake and pretty riverside walks – is directly opposite.

The Santander research ranked buyers’ top criteria and the average premium they are prepared to pay for them. It suggests that of the 12.5 million people looking to buy a property in the UK in the next five years, 29 per cent cite more space as the second most important factor, after proximity to work. On average they are prepared to pay a premium of £10,212 to get it.

Fortunately they won’t need to stretch themselves that far at The Lodge, where Genesishomes’ shared ownership scheme means that one-bedroom apartments cost just £37,500 for a 25% share, based on a full market value of £150,000, and two-bedroom apartments cost between £42,500 and £43,000, based on full market values of between £170,000 and £172,000.

It’s not just space that The Lodge offers. The communal areas create a chic first impression: with features including large picture windows, double-height spaces, staircases with open balustrades, and glass brick walls.

The Lodge’s location on Lordship Lane, one of Tottenham’s most sought-after areas, is truly enviable, with wide views of the Recreation Ground – recently restored to its former glory – and a stone’s throw away from the great shopping and superb transport links that make this the ultimate in scenic urban living.

The shopping centre of Wood Green offers a range of independent and high street retailers and an exciting array of bars and eateries. Just beyond are the delights of the Alexandra Palace, which hosts an eclectic range of events.

Bruce Grove Station is just a 10-minute walk away, offering regular services to Liverpool Street Station and Enfield or Cheshunt. The tube can be picked up at nearby Turnpike Lane and Wood Green underground stations, from where the Picadilly Line provides direct access to the West End and Heathrow. There is also easy access to the area’s principal road network, the A10, the A406 (North Circular) and the M25.

All of the properties at The Lodge are available on a shared ownership (part buy/part rent) basis. This allows buyers to purchase a share in the property and pay a subsidised rent on the rest. To be eligible, this must be the buyer’s first property purchase or their only home. Their household income must be less than £60,000 per annum and they will need savings of around £3,500 to cover moving and legal costs. Once bought, purchasers can also buy additional shares as and when they can afford to do so, until they own 100% of the property.
