The location of Morello Apartments, Octavia Housing’s elegant new collection of 17 homes in North Wembley, is perfectly in tune with the aspirations of people planning to buy a new home in the next five years.

Recently published research for Santander Mortgages reveals that being close to work is the single most important priority for homebuyers, with good transport links coming third on their wish-list.

A stone’s throw from North Wembley station, served by both the Bakerloo line and overground services to Euston, Morello Apartments couldn’t be handier for commuters looking for a quick and easy journey to work. And the £100 million ‘Destination Wembley’ regeneration campaign is attracting a wide range of retail, cultural and nightlife businesses to the area, revitalising the local jobs market.

The Santander research ranked buyers’ top criteria and the premiums they are prepared to pay for them. It suggests that of the 12.5 million people looking to buy a property in the UK in the next five years, 33 per cent cite being close to work as the most important factor. And they are prepared to pay a premium of £5,354 to get it.

Twenty one per cent said that good transport links were their number one essential, making it the third most important item on homebuyers’ wish-list and attracting a premium of about £3,500. Yet with prices starting from just £46,250 for a 25% share, a premium is the last thing that buyers will be paying at Morello Apartments, making them perfect for climbing onto both the property ladder and the corporate ladder!

Morello Apartments really does offer what buyers are looking for – and that’s before even looking inside, where the spacious interiors and elegant finish and high-quality specification combines value with desirability. The impressive collection of nine one- and eight two-bedroom homes has outside space in the form of a large garden to ground-floor apartments, and balconies or a roof terrace to first and second floor units, some of which offer views of Wembley Stadium.

All are set around a landscaped courtyard, providing plenty of outside space and a delightful outlook.

Andy Warman, Assistant Director at Octavia Housing, commented: “Buyers may be prepared to pay a premium for a truly elegant property in a superb location, but at Morello Apartments they really don’t have to. We believe that the development is the perfect fusion of aspiration and value, proving that affordable housing needn’t mean compromising on the must-have factors that every homebuyer is after, whatever their budget.”

Located on Harrowdene Road, Morello Apartments is an attractive development less than 500 metres from North Wembley station. Each apartment comes with the quality fittings and finish that are hallmarks of Octavia Housing properties, including a fitted oven hob, washing machine and fridge/freezer in the kitchen; chic white bathroom suite with thermostatic shower, shower screen, towel rail and lavatory paper holder in the bathroom; and carpets in the bedroom and superior laminate flooring in the hall and living room.

For everyday needs there is a Tesco Express around the corner, while other bustling local shopping areas include Wembley High Road and Ealing Road. On Sundays, Wembley Market has over 500 stalls selling food, fashion and household goods. King Edward VII Park and Barham Park are great places for walking, playing tennis, running or other leisure activities such as football or even bowls!

Wembley is fast becoming one of London’s most accessible locations thanks to fantastic rail and underground connections. The Bakerloo line from North Wembley offers services to Paddington, Oxford Circus and Waterloo in less than 40 minutes while from Wembley Park the West End is just 20 minutes away.

Watford Junction and London Euston are both easily accessible in just 26 minutes by rail from North Wembley. There are numerous bus routes that serve the area and for travelling by car, Junction 1 of the M1 is five miles away while Heathrow Airport is just 14 miles away.

Prices start from £46,250 for a 25% share in a one-bedroom apartment based on a full market value of £185,000, and from £60,625 for a 25% share in a two-bedroom apartment based on a full market value of £242,500. For further sales information, visit: stagnellfox.co.uk
