Right homes at the right prices lead to sales success for Fairview

Levels of mortgage approvals are still down 6.2% year on year since June 2010 despite the fact that lending has been rising for the past 11 months. First time buyers have been the hardest hit, as lenders require large deposits and house prices remain high. This has prompted comment on the low volume of property sales, but the sales success of Fairview New Homes shows a different story.
Despite Fairview New Homes ending their ‘Flying Start’ shared equity scheme in March, they have maintained a steady number of sales on all their developments, with a total of approximately 300 units sold across nine sites since March 2011.
Jim Holliday, Sales Director of Fairview New Homes, explains: “Our sales figures demonstrate that even without a shared equity offering, homebuyers will come up with the deposit required to buy a new home if it is in the right location and at the right price. We have seen a lot of parental help on first time buyer sales and a recent influx of investors which are both contributing to sales.
“The strength of sales at our current developments is testament to our locations in key commuter hotspots, close to excellent transport links, our realistic pricing on all units, our sales services which take purchasers through a step-by-step buying process and our tailor-made incentives, individual to each customer. This formula has meant that we have continued to perform well despite reports of a slowing market and the fact that we have not offered a shared equity scheme since March.”
Since launching, all the new homes have been sold with no shared equity scheme at Fairview’s development Insignia in Uxbridge, North West London.
“First time buyers are comforted by the fact that our customer care ethic is very strong and that we can provide a one-stop shop and advice centre for buyers, from securing a mortgage to moving in,” adds Holliday. “As a result and contrary to general statistics, we regularly have homebuyers in their early 20s purchasing their first home with Fairview, often with help from family members.
“Fairview regularly builds in regeneration areas to ensure that our buyers make good returns on their purchases in the future. As our developments are in convenient, commutable locations, the properties rent quickly and make good returns on investments, appealing to the burgeoning investor market.”
