Smart first time buyers are moving North

Genesis is pleased to announce the launch of a trio of developments in Haringey and Enfield which are already proving popular among first time buyers. This stretch of north London is a perennially popular area with homebuyers, and The Lodge in Lordship Lane, Tottenham; Tom Dove Place on Tottenham High Road and Fore Street, Edmonton, are enhancing the choices of properties available.
Buyers can purchase between 25% and 75% and increase their share at any time, all the way to 100% and outright ownership. All developments are available to anyone who does not already own a property and is unable to buy a home on the open market. Their total household income must be less than £60,000 per annum and ideally they must have savings of around £3,500 to cover moving and legal costs.
Now is a great time to buy property in this corner of north London: Tottenham and Edmonton are set to become even more desirable next year, when the London Olympics arrive at the White Water Centre being constructed in the nearby Lee Valley.
The Lodge is a collection of seven one- and two-bedroom apartments situated on Lordship Lane, one of Tottenham’s most sought-after areas.
Its location, opposite the Lordship Recreation Ground – recently restored to its former glory – and a step away from great shopping and superb transport links, make it the ultimate in scenic urban living.
The Lodge has uninterrupted views across the park, with stunning woodland, lake and riverside walks. And if the park’s 50 acres is not enough outside space, each apartment has a private covered terrace (and two of them have separate outside areas).
The seven apartments at The Lodge all boast generous interiors, with the three one-bedroom properties measuring from 435 to 458 square feet and the four two-bed homes extending from 613 to 656 square feet. According to Nestoria.co.uk, the average price of a one-bedroom flat in Tottenham is £181,000, and £215,000 for a two-bedroom flat. Genesis’ shared ownership scheme is great news for first-time buyers: one-bedroom apartments at The Lodge cost just £37,500 for a 25% share, based on a full market value of £150,000, and two-bedroom apartments cost between £42,500 and £43,000, based on full market values of between £170,000 and £172,000.
Just up the street, on Tottenham High Road, Tom Dove Place enjoys a great location on the area’s principal thoroughfare, full of handy shops and lively cafes, bars and restaurants and close to the historic Bruce Castle Park with its 16th-century mansion and 20 acres of landscaped grounds.
Tom Dove Place is characterised by its bright and airy interiors, which open onto a private balcony or a sun-trap roof terrace. The 19 one-, two- and three-bedroom apartments are designed to maximise internal space, making them especially ideal for families. One-bedroom apartments are available from £35,000 for a 25% share, based on a full market value of £140,000. Two-bedroom apartments are available from £37,500 for a 25% share, based on a full market value of £150,000.
Bruce Grove Station is a 10-minute walk from both The Lodge and Tom Dove Place, offering regular services to Liverpool Street Station and Enfield or Cheshunt.
The tube can be picked up at nearby Turnpike Lane and Wood Green underground stations, from where the Piccadilly Line provides direct access to the West End and Heathrow.
In neighbouring Edmonton, Fore Street is an aspirational, mixed-tenure development offering two shared-ownership apartments on the ground floor. Both have their own private paved terrace accessed from the living room, making them perfect for young families looking for a property with a safe outdoor play area. In addition, a communal courtyard provides an attractive green setting that is the perfect place for picnics and sunbathing. The development also has on-site parking and bicycle storage.
Fore Street is close to Pymmes Park, a delightful and historic park carved from the grounds of a former mansion and featuring a Victorian walled garden, tennis courts, football pitches and a children’s playground. For more high-octane leisure time, the Tottenham Hotspur football ground is just a five-minute bus journey away. The development is also handy for Edmonton Green shopping centre, a large modern mall with over 120 high street and independent shops, restaurants and cafes, and 40 market stalls in its own market square. Rail services run to London Liverpool Street from nearby Silver Street station, taking 25 minutes.
The two-bedroom apartment at Fore Street is available from £41,250 for a 25% share, based on a full market value of £165,000. The one-bedroom apartment is available from £33,750 for a 25% share, based on a full market value of £135,000. This compares with average prices in Edmonton of £134,000 for a one-bedroom flat and £194,000 for a two-bedroom flat.
All the developments in Tottenham and Edmonton feature the high-quality finish and specification that are hallmarks of Genesis properties. Typically, these include fitted kitchens complete with appliances; white bathroom suites complemented by an over-bath shower and glass screen; and hard floor coverings in the living areas and carpets in the bedrooms.
