A number of buyers who have recently sold their homes in North London are downsizing without feeling the space pinch and taking advantage of the larger than normal, luxury apartments at West Heath Place, one of North West London’s leading developments by Albany Homes International, which offers luxury lateral living and exceptional facilities, all within easy reach to Central London.

Developer Albany Homes International has had a number of buyers and enquiries from people who have sold their homes recently in St John’s Wood and Hampstead Garden Suburb, who have found themselves priced out of the market. Karen Morris, Glentree Estates comments “Having sold their detached traditional homes in these areas people are finding that they cannot get much for their money so they are looking elsewhere – this has led to a knock on effect with NW11 becoming a new prime residential area, and a new trend of downsizers previously in large houses seeking more modern lateral living.”

West Heath Place is a collection of 52 two, three and four-bedroom luxury apartments and penthouses, ideally located on Finchley Road, NW11. Close to a range of excellent schools, shops, parks and transport links.

Set within landscaped grounds and communal gardens, each apartment features either a terrace or balcony, some of which are over 1,000 sq ft, doubling living spaces. Homes on the higher levels offer spectacular panoramic views across London and residents can take advantage of the gated underground parking, concierge and gym. The development also features storage rooms, CCTV, video entry and refuse chutes to each floor.

Barry Angel, Managing Director, Albany Homes International adds: “Our apartments at West Heath Place are larger than average and very luxurious - with several unique, mansion apartments going up to 2,800 sq ft. So despite people selling their houses and moving into an apartment, they don’t feel like they are downsizing.”

Ideally located West Heath Place offers the very best of London living and has appealed to a range of buyers from local people for their main residence, to investors and even international buyers from Russia, the Far East and America seeking a London base.

Buyers have been drawn to the large family accommodation set within secure surroundings in a leafy residential area, yet close to Central London and both national and international transport hubs.

The development is close to both Golders Hill Park and Hampstead Heath with its 800 acres of parkland, and to several entertainment hubs, including Hampstead and Highgate Villages. This trendy part of London has old streets bursting with boutiques, artisan shops, bars, cafés as well as fine restaurants offering gourmet delights, and is home to a host of celebrities.

NW11 offers a variety of excellent schools where students achieve grades above the national average including Golders Hill School, King Alfred School, Wessex Gardens Primary School and the Henrietta Barnet School.

West Heath Place features a striking contemporary exterior that has been built to complement traditional homes in the surrounding area. All of the apartments at West Heath Place feature high specifications throughout, with wood flooring to the entrance hall and living rooms, built-in custom wardrobes to the master bedroom and second bedrooms and, in a selection of apartments; fully fitted walk in wardrobes are provided to the dressing rooms.

No expense has been spared with sky plus in every apartment, pre wiring for wall mounted televisions, and touch panels to control the heating, blinds and lighting in the penthouses. The luxurious designer kitchens come with Poggenpohl custom made cabinetry, Miele appliances, granite worktops, glass splash backs and porcelain floor tiles. All the homes have an integrated dish washer, fridge/freezer, oven and microwave and either a washer/dryer in the kitchen or a separate washing machine and tumble dryer in the utility room.

The stunning bathrooms offer the very best in modern design, complete with Villeroy and Boch sanitary ware with Vado chrome fittings, Duarvit baths with mirrored bath panels, wall hung wood veneer vanities with stone tops and even an aqua television, while walk in wet rooms feature clear glass screens.

First class transport links ensure West Heath Place is ideal for commuting with Golders Green tube station a short distance away making it just a 15 minute journey to King’s Cross St Pancras. The North Circular A406, M1 and M25 motorways provide direct access to greater and central London and the rest of the country, while Heathrow is just a 35 minute drive away.
