Leading UK developer, Berkeley Homes, has launched the first phase of new homes for sale at Saffron Square, a high quality mixed use development in central Croydon. The scheme will benefit from Croydon’s ongoing £3.5 billion regeneration, one of the largest single regeneration projects in South East England.

Designed by award winning architects Rolfe-Judd Architects, this development will see the regeneration of a brownfield site that has lain fallow for over 10 years.

Berkeley’s Saffron Square scheme is ideally placed to make use of Croydon’s wide variety of retail and leisure opportunities, especially at Christmas. Located just a three minute walk away from the scheme, the Whitgift Shopping Centre is home to over 120 retailers, which range from stores such as Marks and Spencer, Superdry and Allders to independent boutiques such as Bijou Brigitte and Kathy Van Zeeland.

The shopper’s choice continues along the high street with popular rival shopping centre Centrale on North End, offering House of Fraser, Next and many other well known high street names. Additionally, the historic Surrey Street market, which has a Royal Charter dating from 1276, offers fresh fruit and vegetables, ideal for picking up the Christmas dinner essentials.

Croydon’s retail prospects have had a recent boost following rumours that London’s third Westfield will be built in Croydon. Croydon could provide the group with a significant presence in the south of London, augmenting Westfield's existing centres in the west and east of the capital.

The Berkeley scheme will comprise of six mixed-use blocks, five of which will be low rise, ranging in size from six to fourteen storeys and will offer 754 residential units, including one, two and three-bedroom apartments and penthouses. A landscaped public square lined with shops, cafés, bars and restaurants, a Tesco Express and a 24 hour concierge is located in the heart of the scheme.

The interiors will reflect the stylish contemporary architecture of the development and the high-specification that is synonymous with the Berkeley brand. Buyers will be able to choose their kitchens and bathrooms from four interior design styles named the City Collection. These have been inspired from the fashion capitals of the world, London, Paris, New York and Milan. Handle free kitchens will include Bosch integrated appliances, while bathroom sanitaryware will be complemented by chrome fittings.

Open-plan living areas will provide a luxury residence, with floor to ceiling glazing allowing a natural flow of light throughout each apartment. Balconies and terraces will provide extra entertainment space as well as fantastic views over Croydon and London.

A new one-acre landscaped public square will provide the local community with a place to relax and play, as well as enjoying the various amenities on offer, which will include a selection of shops, bars, restaurants and cafes. Stunning and innovative triangular water features will be incorporated throughout the square to complement the open and natural space.

Piers Clanford, Managing Director of Berkeley Homes comments: “The continuing regeneration in Croydon will alter the nature of the borough itself and raise its profile throughout the South East.

Croydon is not only a place to do business, it is a Borough that is embracing its location and attracting people and businesses who enjoy quick access to central London, but want to base themselves somewhere that offers fantastic leisure and lifestyle opportunities and competitive property values. The recent interest from Westfield reinforces the areas strategic importance to London and international business.”

Other amenities exclusively on offer for residents at Saffron Square include a 24 hour concierge service, residents’ only business centre and a state-of-the-art wellness centre with a superbly equipped gym.

Saffron Square is within walking distance of East and West Croydon train stations that are key transport interchanges for National Rail and London buses in South London. Both provide easy access to London’s West End, The City and Gatwick Airport in under 20 minutes.

It takes only 13 minutes to one of the main London transport connections London Bridge Station and only 16 minutes to central London’s Victoria Station. East Croydon is served by 27 trains an hour going into and out of London, offering plenty of journey choices.

One bedroom apartments at Saffron Square start from £182,500. For more information on Saffron Square, visit saffronsquare.co.uk.
