The Government-backed NewBuy scheme is helping families secure their dream home with a 95% mortgage at Taylor Wimpey’s Leggatts Green development of new homes for sale in Watford.

With their first child on the way, Michelle and Patrick Murphy were keen to move out of their rented one-bedroom flat into a new house in Watford that would suit their growing family.

And thanks to Taylor Wimpey and the Government-backed NewBuy scheme, they’ve now moved into their very own three-bedroom house at the Leggatts Green collection of properties in Watford – with plenty of time to settle in before the arrival of their baby in November.

Michelle explains how they secured their new home in Watford: “We were living in Cricklewood and we wanted to get onto the property ladder, but obviously prices in London are quite expensive, so it was easier to afford something outside London.

“Even still, without NewBuy we wouldn’t have been able to afford the sort of property in Watford we were looking for, as most places are looking for a 10% or more deposit, which is an awful lot of money. With NewBuy we only needed 5%, which was great.”

The couple started searching for new houses for sale in Watford because the town is within easy commuting distance of London for Patrick (30), a project manager, and Harrow for Michelle (29), who works in accounts.

A website search for new-build homes led them to Taylor Wimpey and Leggatts Green and the rest, as they say, is history!

“We looked at the showhome and were really impressed with it,” says Michelle. “It’s a nice quiet area which is great, yet it’s within easy reach of the motorway, and there are two big superstores nearby. My husband can get the train from Watford Junction to Euston for work. It’s just a really good location.”

The Murphys’ wish-list for their new home included three bedrooms – to give them a nursery plus a spare room for their family to come and stay – and a garden. And with the three-bedroom ‘Bachelor’ they’ve achieved this and more!

Michelle says: “I love the downstairs cloakroom and the fact the master bedroom has an en-suite. It’s so handy having extra bathrooms.”

The whole process of buying with Taylor Wimpey was straight-forward, says Michelle, adding: “Nathalie and Roxanne in the sales office have been great. The builders, Eric and John have been really good too – anything we’ve requested they’ve done straight away. Everyone’s been so efficient and accommodating to us. I can’t sing their praises highly enough.”

NewBuy helps both first-time buyers and those looking to move home by enabling property-seekers to access 95% mortgages on properties up to the value of £500,000.

The scheme makes it easier for credit-worthy purchasers to secure affordable mortgages without the need for large deposits or significant equity in an existing property – and it’s available now with selected homes at Leggatts Green.

There’s currently a superb selection of homes available at the development including spacious four-bedroom townhouses from just £315,000, with a selection of one and two-bedroom apartments and three-bedroom houses priced from as little as £149,950.

Leggatts Green is conveniently located just a short walk from two supermarkets, while only two miles away is Watford town centre, which offers superb shopping as well as a host of bars, clubs and restaurants. The Harlequin shopping centre boasts 130 stores including John Lewis and Marks & Spencer.

For relaxation, one of the country’s top hotels, The Grove, offers luxury facilities including a spa and tennis courts as well as a prestigious golf course, while Cassiobury Park is perfect for scenic walks, cycling and picnics, with 190 acres of green space, children’s attractions and a wide variety of sports facilities.

Parents will appreciate that there are many schools within close proximity, providing education for children of all ages.

And for commuters, Watford Junction railway station is just under two miles away and offers regular services to London Euston in about 30 minutes, while its West Coast route provides direct trains to Manchester and Glasgow. Also within a one-mile radius are Junction 5 of the M1 and Junction 19 (westbound) of the M25, while Junction 20 (eastbound) is only a two-mile drive away.
