St. Modwen Homes offers stress free move at Park View, Longbridge

St. Modwen Homes is offering to take all the stress out of moving house with its new scheme aimed at helping people to sell their existing property – allowing them to move into a new home at Park View in Longbridge.

Under the Premier Move scheme, St. Modwen Homes will take over the sale of the property, appointing three independent estate agents to obtain fair valuations. Once the valuations are complete, St. Modwen Homes will offer a fair price – based on the estate agents’ feedback – to purchase the house buyer’s existing property under the new scheme and, subject to financial qualification, the sales team will then reserve the house hunter’s chosen plot at Park View.

The property will be marketed and sold by a local estate agent on behalf of St. Modwen Homes, at a reduced price to allow for a quick sale. Once an offer has been accepted by the seller, a simultaneous exchange of contracts will be arranged, usually within 28 days. St. Modwen Homes will also oversee all the legal requirements needed for the sale.

Neil Simpson, sales and marketing director for St. Modwen Homes said: “Moving house is often considered to be one of the most stressful milestones in a person’s life, especially when house hunters have found a new home they would love to move into but are unable to sell their existing property.

“Our new Premier Move scheme aims to take the hassle out of the moving in process, with St. Modwen Homes effectively becoming a cash buyer of the purchaser’s current property. This also means that the seller will have no estate agent fees to pay, meaning they could be saving thousands of pounds.

“With just five homes now left for sale at Park View, we wanted to ensure that those who have been dreaming of owning a property at the development, but couldn’t previously secure a sale of their existing home, now have their chance to purchase a new family house at the popular site.”

Following a recent flurry of sales, 96 per cent of properties have now been sold at Park View. All remaining homes are four bedroom houses – either in the Rednal two storey design or the Bilberry three storey townhouse – with prices starting from just £229,500.

Providing a helping hand to house hunters on all levels of the property ladder, St. Modwen Homes has launched a number of initiatives at Park View including its own equity loan scheme called FirstStep, an assisted move scheme and now its Premier Move initiative. All three schemes are available on the final five homes.

Neil continues: “The homes at Park View are wonderful properties and it has been fantastic to see a community develop over the last year.

“Park View is part of St. Modwen’s larger regeneration programme of Longbridge town centre which is helping to transform the former MG Rover factory site and create new facilities for local residents. Already you can see the vast changes in the area, with the opening of The Factory youth centre, the Innovation Centre and Bourneville College, and now that Park View is nearly fully occupied, it gives us all great pleasure to see the positive changes that are taking place, knowing that our new homeowners will be some of the first to benefit from the new facilities.”
