First phase of 650-home scheme in South Ockendon sold to Persimmon

St. Modwen, the UK’s leading regeneration specialist, has sold the first phase of the residential scheme planned for the former Ford manufacturing plant in South Ockendon, to Persimmon Homes Ltd. In 2011, St. Modwen received outline planning permission for 650 new homes on the site.

Persimmon subsequently submitted a reserved matters application for part of the site to Thurrock Council and on 31 May 2012 received planning consent for detailed development of 92 homes. St. Modwen will sell further phases of the development when the remainder of the site is vacated.

St. Modwen acquired the 30-acre site from Ford in 2006 and is currently managing it as an industrial estate while progressing the residential development proposals, which include plans for two, three and four bedroom family homes and apartments, extensive landscaping and public open space. Additional community benefits, including financial contributions for education, health and new affordable homes, will also be provided.

Adam Norton, Residential Land Director at St. Modwen said: “It is great to be working with Persimmon and helping to deliver new homes on this key regeneration site in the Thames Gateway. The proposals for South Ockendon will provide this former industrial site with a new lease of life and deliver much-needed new homes to meet the growing local demand.”

Jason Andrews, Land Director at Persimmon Homes Ltd said: “We are excited at the prospect of working with St. Modwen on the delivery of this important regeneration scheme in the Thames Gateway. Site works have now commenced for this first phase of 92 units which includes two bed apartments and two, three and four bedroom family housing, with the first units available for occupation in the first half of 2013.”
