Homeowners who long to move to a brand new home at Redrow’s popular Branwell Park development in Guiseley could find that part exchange is the springboard that helps them climb the property ladder.

Traditional on the outside, bright, modern and full of family-friendly features inside, the properties are much sought-after. But those with a home of their own to sell needn’t worry about missing out thanks to part exchange. The time and money saving incentive means buyers who act now could be making a fresh start in a brand new home this spring.

Patsy Aicken, sales director for Redrow Homes (Yorkshire), explains: “People tell us they love our New Heritage Collection homes at Branwell Park and the location as the area boasts lots of local amenities. But while people want to move here, many have properties of their own to sell. The good news is we’ve introduced part exchange on selected homes so that our customers don’t have to worry about being held back from moving while they secure a buyer on the open market.

“Generally speaking, to take advantage of part exchange, customers must be selling a property that’s worth a minimum of 40% less than the new build home. If the price differential is suitable we will work with them to make their move quick, simple and stress-free.”

Current availability at Branwell Park includes three and four-bedroom homes with prices from £267,950.

Among the properties available with part-exchange is the four-bedroom Harrogate, on the market at £377,950.

A substantial, double fronted detached property, the Harrogate is designed with family living in mind.

As its heart is a convivial open plan kitchen, dining area and family room. Arranged in an ‘L’ shape, this inviting, sociable space enjoys a natural sense of flow for an easy transition from the well equipped cooking area to the dinner table and then on to the family area.

There’s also a separate lounge for privacy or more formal entertaining.

Conveniently the property enjoys a utility to keep the washer and dryer out of the kitchen, plus a downstairs cloakroom.

Upstairs, there are four well proportioned bedrooms, with the master bedroom enjoying the benefit of an en-suite to complement the family bathroom.
