Homebuyers hoping to move onto – or up – the property ladder should act now to take advantage of a superb opportunity at Taylor Wimpey’s Praecedo development in Colchester.

The Government’s new Help to Buy shared equity scheme is available now at Praecedo, enabling first-time buyers and those looking to move home to purchase their new property for 80% of its full price, including a 5% deposit.

For example, the three-bedroom ‘Hamilton’ townhouse is available at Praecedo under Help to Buy for an 80% shared equity price of just £159,996 (full price £199,995) including a deposit as low as £10,000!

Michael O’Leary, Regional Sales and Marketing Director for Taylor Wimpey, says: “Help to Buy is the perfect solution for would-be buyers who are struggling to step on or up the property ladder.

“This superb scheme makes it possible to secure a family-size home for less at Praecedo and then enjoy the benefits of lower monthly mortgage repayments – and life in a spacious townhouse in this wonderful location!”

The ‘Hamilton’ townhouse features a large open-plan living/dining room opening through French doors to the private rear garden, plus a contemporary kitchen and a guest cloakroom off the entrance hallway.

Upstairs, the first-floor landing leads to two well-proportioned bedrooms and a main bathroom, while an en-suite master bedroom enjoys appealing seclusion on the top floor and there’s also allocated parking outside.

Alternatively, the two-bedroom ‘Pelle’ coach house-style apartment is currently available at Praecedo from only £142,995, while two-bedroom starter homes are priced from just £159,995 and three-bedroom terraced houses from £184,995.

All new homes at Praecedo are completed to a high standard specification, including energy efficient central heating, double glazing and a fitted kitchen with integrated oven, hob and hood.

The Help to Buy shared equity scheme involves a Government loan of up to 20% and is available on all new-build properties up to the value of £600,000. There is no salary cap for purchasers using the scheme.

The NewBuy initiative, meanwhile, gives credit-worthy purchasers in a variety of circumstances the chance to access their ideal home with a 95% mortgage.

Praecedo – which means to surpass or excel in Latin, in a nod to Colchester’s famous Roman heritage – is a collection of high-quality properties in a well-connected yet peaceful location overlooking the cricket ground in Mersea Road, with the tranquil open space of Abbey Field beyond.

The development’s convenient location offers huge appeal for those who work locally and who enjoy being within easy reach of a wide range of leisure pursuits, including pubs, restaurants and sports facilities. A choice of schools for children of all ages is also close by, as are two universities.

Colchester is a vibrant town with a fascinating history. From the old weavers’ cottages in the charming Dutch Quarter, the historic Castle Museum and Castle Park, to art galleries and cutting-edge exhibitions as well as an eclectic selection of shops, bars and restaurants, there is something for everyone.

Commuters will appreciate good rail and road links to Chelmsford, Brentwood and London as well as to Ipswich, Bury St Edmunds, Cambridge and the Midlands. Colchester Town railway station is located just a short walk from home for regular services to London Liverpool Street.

To stand a chance of securing a new three-bedroom townhouse with Help to Buy at Praecedo, homebuyers should visit the Sales and Marketing Suite, located off Mersea Road, Colchester, CO2 7TB, and open Thursday to Monday from 10am to 5.30pm. Alternatively, log on to taylorwimpey.co.uk/eastlondon.
