Buying off plan in Bures reaps rewards

5th July 2013 Print

Buying a new home before a single brick has been laid may sound unusual, but local housebuilder Charles Church is encouraging buyers in Bures to do exactly that.

With just 35 properties available at the company’s Braeburn Gardens development off Friends Field, buyers should act fast and visit the development sooner rather than later to ensure they don’t miss out on their ideal property.

Charles Church Essex Sales Director, Norman Sharpe, is advising buyers that it can be the best way to secure a dream home in a dream location, and says there are many benefits on offer for customers who act quickly and reserve early.

He says: “We are delighted to see a steady increase in house buyers wanting to get ahead of the game and purchase their new home off-plan.

“Buying this way is ideal because you can secure your preferred property and location within the development. Reserving at this stage also means you can truly personalise your home by choosing from a range of fixtures and fittings such as kitchen units, flooring, tiles or accessories from the Charles Church ‘Select’ range of options, complementing the existing property specification.

Buyers also have the benefit of a range of incentives and offers including the Government-backed Help to Buy Scheme, Home Change or Part Exchange.”

An exclusive collection of three and four bedroom homes located in an Area of Outstanding Natural Beauty, Braeburn Gardens is another example of Charles Church’s long-standing reputation for creating luxurious quality homes in sought-after locations.

Not only are the properties in a picturesque village setting but they are perfectly placed to take advantage of excellent road and rail connections in the area including a regular link to London Liverpool Street taking just over an hour.

Norman adds: “Properties are already proving popular with buyers recognising the benefits of buying off plan and nearly a quarter of the properties are already reserved.”

“The new Help to Buy initiative, announced during this year’s budget, is proving popular and making it easier for many homebuyers to secure their new home. Purchasers need a minimum of just five per cent deposit which is then combined with an equity loan from the Government, which is interest free for the first five years, equating to 20 per cent of the property’s value. A mortgage is then secured on the remaining 75 per cent of the property’s value.”

“Home Change is another excellent scheme that can help buyers to make their move more quickly. Under the scheme Persimmon’s Sales Advisors take the hassle out of selling the buyer’s existing property leaving them free to concentrate on moving into their new home. They will arrange valuations, agree a price and then market the property. There are no estate agent fees or headaches - everything is taken care of.

“Customers have complete control over the price of their existing property under the Home Change scheme as the price is agreed to ensure they can move into their new property.

“Buyers qualifying for Part Exchange can enjoy a hassle-free move without any hidden marketing costs or chains that risk breaking down. Charles Church arranges at least two valuations, agrees a market price with the customer before the straight forward process of moving into a new home can begin.”

Norman concludes: “Braeburn Gardens epitomises Charles Church’s luxury name and superior feel, making it ideal for young professionals, couples and families alike.

“The development has been designed to complement the local area and has easy access to Bures village centre, station and school via a new footpath link. Further afield the development is perfectly positioned to access nearby market towns Hadleigh and Sudbury and more comprehensive facilities within 10 miles in Colchester.”

The Braeburn Gardens marketing suite is now open giving potential buyers the chance to reserve early and benefit from early offers and schemes. For further information visit the marketing suite at Eves Orchard, Friends Field, Bures from 10am to 5pm from Thursday to Monday.
