National housebuilder St. Modwen Homes, claims househunters in Dursley could save in excess of £20,000 when buying a new build home in comparison to a second hand property.

The award-winning developer says purchasers of older properties should expect to be faced with high renovation costs in addition to the initial cost of the property.

Figures from Which? reveal the average spend on a new kitchen is £8,000 and with added extras such as integrated appliances, prices could reach in excess of £10,000. The average cost of a new bathroom currently stands at around £3,000 – without premium fittings such as power showers or designer tiles. What’s more, if the property requires replacement or new UVPC windows, prices can vary from £4,000 up to as much as £14,000 depending on designs and non-standard items such as French doors.

Neil Simpson, sales and marketing director at St. Modwen Homes, said: “There are many things to consider when buying a home, and first viewings often provide a tipping point where people decide between purchasing a brand new home and looking for an older period property. However, I would advise everyone looking to buy a home to seriously weigh up the significant advantages of a new build, both in terms of cost effectiveness and energy efficiency.

“Choosing a new build gives homeowners a peace of mind that they just don’t get with older properties, thanks to the standard 10 year NHBC warranty. With building technology and construction materials constantly improving, new builds are much more energy efficient than ones built even just a few years ago, saving homeowners a significant amount of money on household bills whilst helping the environment.”

The new properties at Littlecombe are being built to an EcoHomes ‘Excellent’ rating, meaning the houses include superior environmental design features that contribute to a greener environment, as well as conserving wildlife habitats and reducing household energy bills. Additionally, the new homes benefit from the network of footpaths, cycle paths and delightful riverside walks surrounding the development.

Of the new homes currently under construction at Littlecombe, a selection of four bedroom family homes have now been released for sale and start in price from £215,000 for a three bedroom semi-detached home. All the new properties are available under the Government’s Help to Buy scheme, under which purchasers require a deposit of as low as four per cent.

Neil said: “We have now opened the doors to our stunning new showhome at Littlecombe, with viewings available by appointment. Visitors will be able to walk around the home and experience first-hand the difference in quality and finish when buying a new-build home over an older property.”

Boasting high-quality fixtures and fittings, all the homes at Dursley come complete with stylish kitchens with integrated appliances, along with bathrooms featuring Roca and Hansgrohe sanitaryware and tiles as standard. Designed to meet the needs of a modern family, many of the house designs present an open-plan layout, featuring large airy living spaces and high ceilings, along with larger than average windows looking out onto stunning views of the Cotswolds edge.

Ideal for commuters wanting to enjoy a rural lifestyle, the properties at Littlecombe are within easy distance of Junctions 13 and 14 of the M5 and perfectly positioned for onwards connections to the M4. Additionally, Cam and Dursley station offers services to Bristol Temple Meads in just 36 minutes and Gloucester in just 19 minutes by rail.
