Reap the benefits of a new home at Park View in Longbridge

National housebuilder St. Modwen Homes, claims househunters in Birmingham could save in excess of £20,000 when buying a new build home in comparison to a second hand property.

The award-winning developer says purchasers of older properties should expect to be faced with high renovation costs in addition to the initial cost of the property.

Figures from Which? reveal the average spend on a new kitchen is £8,000 and with added extras such as integrated appliances, prices could reach in excess of £10,000. The average cost of a new bathroom currently stands at around £3,000 – without premium fittings such as power showers or designer tiles. What’s more, if the property requires replacement or new UVPC windows, prices can vary from £4,000 up to as much as £14,000 depending on designs and non-standard items such as French doors.

Neil Simpson, sales and marketing director at St. Modwen Homes, said: “There are many things to consider when buying a home, and first viewings often provide a tipping point where people decide between purchasing a brand new home and looking for an older period property. Comprising just 19 homes, the second phase of St. Modwen Homes’ Park View development reflects the traditional architecture of the local area and mirrors the external appearance of those houses in the first phase. Boasting larger than average living rooms and bedrooms along with large windows and high ceilings, all the properties benefit from spacious, open-plan living areas and offer an abundance of natural light.
