Adding a sense of space could make your home more buyer-friendly

So, the Christmas decorations have been put away for another year – leaving your home looking a little more spacious than it did this time last month.

But no matter how big (or small) your property, increasing the sense of space and maximising room sizes is even more important if you are looking to sell.

There are many simple yet effective tips you can take on board to show off your two-bed terrace, three bed semi or four-bedroom family home to its full potential – say Harrison Murray estate agents.

Create a more impressive entrance to the property by removing coats and shoes from the hallway to increase the feeling of space.

Mirrors are great for making your home feel instantly more spacious. In small areas large mirrors can be used to make the room look longer or wider. They are especially useful in hallways where they can be used to manipulate the perception of space by reflecting light and colour.

Choosing the right furniture is key to showing off a room. Large chunky furniture crammed into a relatively small space can make your room appear to shrink. To maximize space, put up roman blinds rather than curtains, and plan your storage carefully so that clutter is out of sight. This is especially important in the bedroom, because the less clutter you see, the more relaxing the room will be.

Show off every room to its full potential and original purpose. Although you may be using the dining room as a playroom, clear away toys and set the table to show how many people can be seated. Likewise, temporarily move any filing and home office equipment out of the spare room!

Keep it simple. Use neutral colours to lighten up your living space. Match neutral colours on the walls with similar flooring in downstairs spaces to give the impression of space flowing from one room to another. If you can, try to avoid bright shades of carpets or bold patterns, which can be distracting for buyers.
