Get set to market now and beat the festive rush

With January a prime month for people putting their homes on the market, experts are urging sellers to get in there first and beat the competition.

Last year, property website Rightmove reported a 20% increase in those looking for a new home between Christmas and New Year, with its page views on Boxing Day and New Year’s Day reaching up to 38 million.

As a result, Redrow is recommending that those who want to secure a brand new home at River View in Barton Seagrave at the start of 2015 seriously think about putting their existing property on the market pre-Christmas.

John Jarvis, managing director of agent Property Perspective, believes that with so many vendors waiting until January to put their home on the market, a lot of the house-buying interest could be missed.

“Our enquiries and sales make January one of our busiest months of the year. People leaving it until the new year to market their property are certainly missing out as enquiries are heavy over the Christmas break. In reality, waiting until January to take the first steps means the property is not fully marketed until mid/late January, therefore missing out on when the enquiries are peaking,” he said.

It makes now the perfect time for vendors who would like to buy a brand new family home at River View to sign up to Redrow’s Mastermove scheme, allowing them to take full advantage of the festive boom.

Mastermove takes away all the stresses of selling, ideal in the busy run up to Christmas, because Redrow does all of the hard work. Customers have their property valued and, once a selling price is agreed, Redrow instructs a local estate agent to market the property on their behalf. Crucially, the housebuilder keeps in regular contact with all parties to ensure the sales process runs quickly and smoothly and they will even pay the estate agent’s fees at the end of the day. All it takes is a small deposit, which will be refunded upon completion.

And with prices from £264,950 for a three-bedroom detached Worcester, once customers have used Mastermove to ensure their existing property is ‘sold subject to contract’, they may even be able to use the Government backed Help to Buy scheme to reduce the initial cost of the new home they’re after.

Help to Buy includes a 20% equity loan that’s interest free for five years. This reduces the initial cost of the home being purchased and means customers only have to find a 5% deposit and 75% mortgage from a lender of choice.

River View and nearby Castle Fields are part of the wider Barton Park development. Between the m they offer a good choice of three, four and five-bedroom homes.

Nestled amid landscaped parks, lakes and open space, the homes at Barton Park enjoy a tranquil village setting. The development is ideal for families as there are schools within walking distance and children’s play areas will be created within the development.

There are two supermarkets within easy reach, while easy access to the A14 provides a link to neighbouring towns. Trains from Kettering offer frequent services to London St Pancras in around an hour.
