When buying a new home, especially an off-plan purchase, it is important to make sure you know what you’re getting for your money. To help inspire buyers at its Stoke Quay development on the Ipswich marina, forward-thinking housing developers Genesis and renowned designers David Phillips have created a bespoke, fully-dressed, livable space to show the full potential of the new apartments. The show apartment gives house hunters some new ideas on how to create a unique look in their new home.

Boasting stunning vistas overlooking the peaceful River Orwell marina, Stoke Quay offers an exciting collection of brand new waterside one and two bedroom apartments. The apartments are available either to rent or to buy with shared ownership, meaning there is something for everyone.

Speaking of the new show home, Drew Baxter, Key Projects Director at David Phillips, said: “We wanted to create something that was stylish and up to date with trends, but that was accessible to the first time buyer market as well. Typical Genesis customers are young buyers taking their first steps onto the property ladder, and we wanted to show them how easy it is to be bang on trend with key design pieces that don’t mean spending a fortune.

“The best example of this is the living room, where the space can be brought to life with a bold and contemporary look. The simple coffee table in dark wood draws your attention, while the bright white of the dining table and chairs offers a stark comparison. We’ve used designer-looking concept pieces, but ones that don’t break the bank, to show people how to dress and style their new home on a budget.”

Tenants and buyers at Stoke Quay can be assured of stylish interiors finished to a high standard specification, providing the perfect blank canvas, ready to be dressed and styled. All homes come with contemporary fitted kitchens incorporating a range of appliances including washing machine and fridge/freezer. Living areas are open-plan, with ample kitchen/dining areas and large windows to make the most of natural light. Homes are either carpeted or include vinyl flooring, and tiled bathrooms include high quality suites with bath/showers and basins.

Just 13 minutes’ walk from Stoke Quay is Ipswich train station, which offers regular services that take residents to London, Cambridge and Peterborough in just over an hour, Norwich in 43 minutes and Felixstowe in 26 minutes. Ipswich lies close to two major roads, the A14 and A12 with access to the M25 for journeys further afield. Stansted Airport is also only an hour away by car.

Stoke Quay’s location close to the centre of Ipswich makes the new homes ideal for enjoying the best of Suffolk’s county town. Ipswich has three theatres and a high street boasting a wealth of shops, as well as some of the most historic buildings in Suffolk. Hollywells and Gippeswyk Parks are also close by for those who love the great outdoors.

Renting with Genesis offers tenants added security and stability as tenancies are offered from one to five years, subject to availability. Stoke Quay’s rental prices are expected to start from £545 per calendar month for a one bedroom- and from £625 per calendar month for a two bedroom apartment.

Properties at the development are also available to buy with shared ownership, which means buyers can purchase between 25% and 75% of the property, paying subsidised rent on the remainder, and can increase their share at any time, all the way to 100% and outright ownership. The scheme is specifically designed for first time buyers whose household income is less than £60,000 a year and priority will be given to those who live or work in Ipswich. Guide shared ownership prices start from £25,625 based on 25% of the full market value of £102,500 for a one bedroom apartment.
