Bellway pays stamp duty at Mascalls Park, Brentwood

The increased cost of stamp duty has stopped one in 12 potential house purchases in the last three years, according to Nottingham Building Society, with 14% of under 44s who had given up on buying blaming stamp duty fees. The recent changes to the land tax system, resulting in much higher rates, has made it financially difficult for those who want to buy their next home. However, Bellway Homes is offering Essex buyers a financial lifeline by picking up the stamp duty bill on brand new homes at its Mascalls Park development in Brentwood, in South Essex, saving buyers up to £68,000.

Bellway is currently offering to pay the stamp duty on its four-bedroom detached Worley housetype, and five-bed Cleveland housetype, which represents a substantial saving for purchasers, typically hampered by the high tax bill. Mascalls Park is an exclusive development of three, four and five-bedroom executive homes, nestled in the Essex countryside. Located in the grounds of a former hospital, families living here can take advantage of the generous green spaces within the development, with a variety of parkland and other open areas nearby, to spend quality time outdoors, playing, exploring and exercising.

Divisional Sales Manager for Bellway Essex, Gemma Bannister comments: “Stamp duty fees are a large sum of money, which is often overlooked when budgeting for your next property, hence why eight percent of potential sales have fallen through in recent years. We are therefore delighted to be offering to pay the stamp duty on a selection of our new homes at Mascalls Park, which have an excellent specification and modern design features. This offer is available for a limited time, so we are urging those interested to reserve quickly to take advantage of this fantastic saving.”

The Worley features an open-plan kitchen, dining and family area. The kitchen is complemented by a choice of Silestone worktops and a selection of integrated appliances, including an induction hob, ovens, microwave, fridge freezer, dishwasher and washing machine. The dual-aspect living room features French doors into the garden, as well as a bay window overlooking the front of the property. On the first floor, both the master and second bedrooms have fitted wardrobes.

The master bedroom also benefits from an en suite with shower enclosure, while the remaining bedrooms share the family bathroom. Both bathrooms are furnished with white sanitaryware, chrome heated towel rails and ceramic tiling to the walls and floor.
Mascalls Park is just a five-minute drive from vibrant Brentwood’s town centre, where residents will find a good selection of independent and chain stores, both along the High Street and within the Baytree Shopping Centre. Home to hundreds of different events, exhibitions and numerous music events, the Brentwood Centre has something for every member of the family to enjoy, ideal for weekend days out. A variety of fitness facilities, including a large swimming pool, racquet courts and a football pitch, provide ample opportunity to get involved. For even more outdoor activities, South Weald County Park is nearby and offers a wide range of activities from walking to horse riding.

Younger residents are well catered for too, with a large selection of nursery, primary and secondary schools with sixth forms, all within a few miles of the development. Less than a mile away, Warley Primary School offers mixed education for four to 11 year olds and is OFSTED rated ‘good’. Both Brentwood County High School and the independent Brentwood School are close by, offering a lifetime of education on your doorstep.

Ideal for commuters, Mascalls Park offers superb travel links with Brentwood Railway Station, around a mile away with regular train services into Stratford in around 30 minutes and London Liverpool Street in under 40 minutes. The A12 and the M25 are also easily accessible from the development.

The 4-bed Worley is priced at £859,995, and the 5-bed Cleveland is priced at £1,250,000. For further information, visit bellway.co.uk.
