Help is at hand for Stratford-upon-Avon house-hunters who are hoping to make a quick move against the odds.

The latest housing market figures for the town show that movers are now having to wait longer on average to find a buyer for their old home, spending nearly five months (143 days) with their property on the market, compared with 123 days this time last year – that’s an increase of 16 per cent in the last year.

However, new-build customers are the exception to this trend, as their housebuilder can often help them sell their old place – and take away the hassle involved at the same time.

Jane Yolland, Sales Director for Bellway South Midlands, which is building new homes at Hathaway Gardens in Stratford, said schemes such as Bellway’s Part Exchange can not only speed up the whole selling process, but also take away a huge amount of stress for movers.

She said: “It can be immensely frustrating for people who want to move for various reasons – whether it’s to change location, or to provide for more space for their family – but who can’t find a buyer for the home that no longer meets their needs.

“However, they can sidestep the problem by choosing a new-build home, where the builder will then either act as a cash buyer or help find a buyer for their old place.

“It’s a win-win situation, as they can take their pick from a choice of properties and then sit back and look forward to moving in.”

With Part Exchange, Bellway will offer a fair price for the customer’s existing home based upon an independent valuation and there are no estate agent or advertising fees to pay. There’s also no property chain, so no risk of their sale falling through.

There is currently just one home available for sale at Hathaway Gardens – the five-bedroom detached Moreton Premier priced at £769,995.
