Housebuilders get creative to help sellers make a move Today's new homebuyers can get the edge over the second hand market, securing a guaranteed sale and price for their existing home, says leading housebuilder Galliford Try Homes. Instead of having to wait for a buyer and an uncertain selling price, customers of Galliford Try's regional housebuilders can take up a part exchange scheme, offering a fair and guaranteed price for their home, enabling them to reserve their new home immediately.

A large number of key Galliford Try developments across the country are now offering a part exchange scheme* as standard, which involves the housebuilder purchasing the customer’s current home, in part exchange for one of its new homes.

How part exchange works

Once a customer has expressed an interest in the scheme, three independent estate agents carry out valuations of the customer’s home. A price is then agreed and Galliford Try becomes the guaranteed buyer, removing the costs of estate agent fees and if not currently on the market, a Home Information Pack (HIP) and eliminating any fears of a chain collapsing or a seller getting gazundered.

Chris Coates, Managing Director for Galliford Try Homes, comments:

“Our part exchange schemes have proved popular with those customers looking to move up the ladder. Those taking part in the scheme are able to benefit from for a quick and easy sale, at a good, guaranteed price from the outset.

“The scheme takes the uncertainty out of moving home. Many potential buyers are deterred from purchasing their next home because they are concerned they will struggle to sell their existing home. The part exchange scheme removes these concerns as well as reducing costs, which are typically incurred when selling via an estate agent. Once the customer has accepted our offer on their home, we become the guaranteed buyer and we deal with the whole process.”

Current developments offering the part exchange scheme include Linden Chiltern’s Farnham Royal development in Buckinghamshire, which offers a range of two, three and four bedroom homes. Currently over 35% of its customers have already taken advantage of the scheme - securing themselves a new home, without the hassle of marketing their existing home.

CASE STUDY

Zahir and Salima Hussein, had been looking to sell their home for a while, but after two failed attempts where two different buyers had withdrawn their offers at the last minute the couple began to explore other options.

They soon discovered that Linden Homes Chiltern offered a Part-Exchange scheme at their new development, The Grange in Farnham Royal. Zahir used to drive past the development everyday on his way to work and watched the construction take place. His brother also recommended the scheme following a successful purchase at another Linden Homes development in Farnham Common.

The Linden Homes Part-Exchange scheme, which took responsibility for selling their existing home, allowed the couple with their son to move from a two bedroom house in Langley to a three bedroom townhouse. The Hussein’s were the first to move into the development on February 1st, Zahir comments:

“After two failed attempts to sell our first home we were feeling quite disappointed. Having never been through the process before, we found it very stressful. We were keen to move to be close to our son’s school in Stoke Poges but not being able to sell our existing home was preventing us from moving.
