Quality and location key to success for Edinburgh landlords

The quality of a rental property and its location will be key to successful property lettings in Edinburgh in 2009.

Property investment and lettings specialists Cullen Property also expect demand for student rental property to outgrow supply in popular areas around the capital’s university and its colleges.

While there are more rental properties on the market throughout Edinburgh than a year ago, availability has remained stable in areas in central Edinburgh such as Marchmont, Newington and Bruntsfield, making flats with three or more bedrooms in these areas more sought after than ever before.

Managing Director Malcolm Warrack explains: “Students prefer to live close to their university and the city centre at the same time, and in many cases they are willing to pay a little bit more for the right flat in the right place.”

“More and more students, however, are looking at the quality of their accommodation and landlords should consider upgrading appliances or refurbishing part of their property to give themselves an advantage over their competitors.”

“With the number of students in Edinburgh continuing to grow we expect that landlords with top quality properties in the right place will see their rental income increase in 2009.”

Cullen Property currently manages approximately 300 properties across Edinburgh, over 65% of which are occupied by students. The company offers a full management service, including property sourcing, lettings and refurbishment.
