Resilient home buyers flock to Sussex development Housing market confidence remains high in Sussex, where buyers are still on the hunt for new homes and the best developer incentives. Many are looking to seize a rare opportunity in the picturesque village of East Hoathly, where Linden Homes has seen an influx of buyers at its Pasture’s View development.

The Linden ‘Assist’ programme* has been a major driving force behind the success at Pasture’s View. The scheme works to facilitate the moving process, allowing people to reserve their dream home while Linden takes over the sale of their existing property. This has helped many would-be homebuyers to move in spite of the current difficult sales market.

“Linden Assist is a major facilitator for home buyers, as it saves them the daunting task of trying to sell their existing property themselves on the open market. It allows people to take a hands-off approach to making their property dream a reality, at a time when it seems out of reach for many.”

Linden Assist works in six simple stages:

- Having chosen a new home, Linden carries out an inspection of the buyer’s existing property
- Linden arranges for two independent valuations to be undertaken, based on securing a buyer within a specified selling period
- Linden recommends a realistic selling price for the old property based on these valuations. If the buyer agrees, they can proceed with reserving their chosen Linden home
- Linden then instructs its preferred estate agent to sell the customers property within a prearranged and specified time period. Linden works closely with the agent to ensure the property is frequently advertised and that all viewings/leads are followed up. The customer is given regular progress updates
- Linden appoints its preferred solicitor and mortgage broker to speed up the process
- Should the current home remain unsold at the end of the agreed selling period, Linden will refund the deposit, extend the selling period, or take the existing property in part-exchange, depending on circumstances

Prices at Pasture’s View currently start at £334,995 for three bed semi-detached homes. Prices for four bedroom detached homes currently start at £379,995.
