Telford development bucks sales trends An ‘eco’ housing development in Ketley is bucking the current economic trend with six sales in the last four weeks – but it’s also in the top 1% of UK homes for energy efficiency.

The Village by Bryant Homes has enjoyed a flying start to 2009 with its best ever visitor levels, but as one of only seven Millennium communities in the UK designed to demonstrate very best practice in social and environmental sustainability, its homes all have an Energy Performance Certificate (EPC) rating of B which is ‘excellent’.

This compares with an England & Wales (and West Midlands) figure of 44% of homes merely achieving the Band D ranking of ‘average’ for energy efficiency, while just 19% achieved the slightly higher C rating and the rest (36%) were way down in bands E, F and G.

Sales & marketing director, Carol Edwards, explains: “The new homes we’re building at The Village are certainly state-of-the-art, but it’s very pleasing to know that they lead the way in the green stakes too. To be in the top 1% nationally is fantastic and our B rating means an impressive energy efficiency score of 82.5 out of 100.

“Higher EPC ratings mean lower energy bills, which are an important consideration in the winter months, but it’s also an important factor if you want to sell the house on or rent the property out – as EPCs are now required by law in both HIPs and tenancy agreements. The EPCs A-G system is also used to rate environmental impact and all our homes are in the higher B banding for that too, for much lower CO2 emissions.”

Every property at The Village also has a separate EcoHomes ‘excellent’ rating and this will reduce metered energy consumption and mains water consumption by 20%, plus improve on daylighting and noise proofing by 10%. And increased circulation areas created by roomier living spaces, high insulation levels and low energy heating systems all contribute to the homes being substantially friendly to the environment, and should see further reduced living costs.

The Village is also making a name for itself because residents are able to have their say on how the development is maintained through a pioneering community trust system, which places maintenance decisions in the hands of those who actually live there. There are even schemes in place at the development to encourage greener modes of transport.

Current availability includes contemporary two bedroom apartments with parking from £99,995 and three bedroom homes with two parking spaces from £147,995.
