The pick of the plots at Cockerill Woods

The couple both aged 35 originally owned a three bedroom detached home in Churwell and wanted to buy a new four bedroom detached home in an area that would be safe and family friendly for five year old Megan and ten year old Holly.
After visiting Laing Homes’ Cockerill Woods development in Leeds New Forest Village, and seeing the plans in place for the area, they were quick to reserve a four bedroom, three-storey detached Buttermere home at the development off-plan.
Claire said: “Cockerill Woods and its location really appealed to us. Leeds New Forest Village covers such a large area that it’s really a brand new community in its own right.
“It’s also ideal for the children because there’s a very good school down the road, and there will be a large park in the centre and a 20 acre area of woodland with two lakes.”
The family were very keen to buy a house early on in the development so that they could be part of the village community in its early stages, and reserved a plot off plan before any of the homes had actually been finished.
This gave them an opportunity to pick their perfect plot, and select a large corner house with a very good sized back garden and a landscaped garden to the front.
Claire says: “The plans were very detailed so we were able to see exactly what we were buying. We’d also viewed one of the three-storey show homes so we had a good idea about how the interior would look.”
The couple took advantage of Laing Home’s All Expenses Paid package, where the housebuilder paid their stamp duty, legal fees and estate agent fees.
Claire said: “This took a lot of the financial pressure off the whole house moving process. We also benefited from quite a few other incentives offered by Laing Homes. All in all, these amounted to around £8,000, so we were able to get a great house for our money.”
The three-storey Buttermere offers the family plenty of space, with the kitchen, utility room and living space on the ground floor, two bedrooms on the first floor, one en-suite and two on the second. It has a family bathroom on the first floor, a shower room on the top floor and it also benefits from a detached garage
Claire comments: “The house has a real light and airy feel to it with a large hallway and landings, and having the bedrooms and bathrooms spread over two floors is incredibly practical and means we all have good-sized bedrooms. We’ve ended up with nearly half a house extra than we would have in a two storey home.”
She feels that their investment has really paid off: “Buying so early in the development has put us in great stead. As the development takes shape, it’s becoming more and more popular.
“We haven’t been able to fault the service we’ve received either before buying the house or since we’ve moved in. The children have already settled in well and are enjoying meeting new friends as other families move in, and we are looking forward to our future here.”
